One area in Greater Manchester<\/a> has been named amongst the UK’s property<\/a> hotspots where house prices<\/a> have soared over the last four years.<\/p>\n

New analysis from Zoopla<\/a> has revealed the parts of the country where homes have consistently risen in value every year from June 2022 onwards.<\/p>\n

Zoopla analysed valuations of individual homes, starting in June 2022 and ending in June 2026. The property site found that Dukinfield<\/a>, a town in Tameside,<\/a> had seen the biggest rise in house prices in the north west over the last four years.<\/p>\n

According to Zoopla, 51.1 per cent of homes have consistently increased in value annually in each month of June between June 2022 and June 2026.<\/p>\n

The average sold price for a property in Dukinfield over the last 12 months is \u00a3214,658, with detached homes selling for an average of \u00a3350,000, semi-detached properties going for \u00a3255,000, terraced homes selling for \u00a3190,000 and flats and apartments going for an average price of \u00a3142,500.<\/p>\n

“Living in Dukinfield is akin to owning a haven near the city. The beneficial location offers an easy commute to Manchester whilst still giving you that sense of being distant from the city’s hullabaloo,” a spokesperson for Zoopla says.<\/p>\n

“Dukinfield is blanketed in a rich history that takes root from its industrial realism, providing a solid backstory for this progressive yet rustic town. The picturesque setting, specially around the golf course and Matley Lane, adds to the allure of moving to Dukinfield. Besides, it also houses educational and recreational facilities, making it well-balanced for a fulfilling lifestyle.”<\/p>\n

The property site estimated that just 14 per cent of UK homes \u2013 equating to just over four million properties \u2013 had increased in value annually each June from June 2022 to June 2026.<\/p>\n

While some homes will not have consistently risen in value each year, Zoopla said its house price index indicates the average UK home value has increased by 15.3 per cent over the past five years, equating to an average of \u00a336,100 per home.<\/p>\n

Zoopla said that rises in mortgage rates, affecting borrowers’ costs, will have had an impact over the five-year period.<\/p>\n

Richard Donnell, executive director at Zoopla, said: “Housing markets across Northern Ireland, the North and Scotland have seen homeowners keep building equity in their home because the local housing market was less exposed to the affordability pressures that higher mortgage rates bring.<\/p>\n

“For homeowners, this analysis highlights why you cannot rely on national or regional averages when assessing what your home is worth.<\/p>\n

“Trends vary by property type and at a hyper local level. Understanding whether your local area has consistently built equity or flatlined is essential information, if you want to understand what you can afford to buy next or you are actively planning your next move.”<\/p>\n

Zoopla pinpointed “top performers” in regions or nations, where property values are particularly likely to have risen each year.<\/p>\n
