It comprises 157 homes across five pavilions with communal landscaping.<\/p>\n<p>The Neave Brown Award jury praised the scheme for its \u2018inventive and site-specific response to a highly constrained site\u2019, offering a mix of affordable and private homes on a sloped street, while landscaping created \u2018meaningful public benefit\u2019.<\/p>\n<p>Also in the running is Morris+Company\u2019s affordable home development on <a href=\"https:\/\/www.morrisand.company\/work\/canada-water\" rel=\"nofollow noopener\" target=\"_blank\">Plot K1<\/a> of south east London\u2019s <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/london-mayor-calls-in-allies-and-morrisons-canada-water-masterplan\" rel=\"nofollow noopener\" target=\"_blank\">Canada Water<\/a> development, delivered in collaboration with White Ink.<\/p>\n<p>Completing the shortlist are Rowan Court by Satish Jassal Architects, the transformation of a disused 1970s estate into 46 low-carbon social rent homes in London; and the 120 homes in Phases 2 &amp; 3 of jmarchitects St Andrew\u2019s Drive project in Pollokshields, Glasgow.<\/p>\n<p>Jury chair Helen Lee, associate director of Witherford Watson Mann, which won last year\u2019s prize with Appleby Blue Almshouse, described the shortlisted developments as responding \u2018skilfully to the unique urban challenges of their sites\u2019, while creating \u2018beautiful and enduring places to live, supporting communities to grow and evolve\u2019.<\/p>\n<p>She added: \u2018The jury deliberated for some time over a very strong pool of eligible projects but were unanimous in championing the shortlisted projects.\u2019<\/p>\n<p>The Neave Brown Award for Housing is named after Modernist architect and social housing pioneer Neave Brown (1929-2018).<\/p>\n<p>As well as Lee, the 2026 jury includes AHMM co-founder Paul Monaghan, and Neave Brown\u2019s granddaughter, Tabitha Oakley-Brown.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"size-full wp-image-835577\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/08\/Canada-Water-Plot-K1_Jack-Hobhouse_Press_02-scaled.webp\" alt=\"\" width=\"2560\" height=\"1708\"  \/><\/p>\n<p class=\"wp-caption-text\">Canada Water Plot K1 by Morris+Company with White Ink<\/p>\n<p class=\"inline_image_source\" style=\"font-size:12px; max-width: 2570px;\">Source: Jack Hobhouse Press<\/p>\n<p><strong>The four projects shortlisted for the 2026 Neave Brown Award for Housing:<\/strong><\/p>\n<ul>\n<li><strong>Canada Water Plot K1 <\/strong><strong>by Morris+Company with White Ink<\/strong><\/li>\n<\/ul>\n<p>A residential building containing 79 affordable homes in Southwark, London. It features an open-ended courtyard which promotes communal interaction and provides a sense of safety, while thoughtful massing allows for a relationship between the courtyard and nearby woodland and the feeling of being immersed in nature.<\/p>\n<ul>\n<li><strong>Lion Green Road by Mary Duggan Architects (design) with RUFF Architects (delivery)<\/strong><\/li>\n<\/ul>\n<p>A 157-unit mix of affordable and private sale homes which exceeds the original brief in terms of number of units. Created with a landscape-led pavilion that delivers high-quality amenity for residents, supports a strong sense of community and accommodates the significant level changes of the site\u2019s typology.<\/p>\n<ul>\n<li><strong>Rowan Court by Satish Jassal Architects<\/strong><\/li>\n<\/ul>\n<p>A council-led housing development in Seven Sisters, London, creates 46 social rent homes on what had been a fragmented and underused site occupied by garages and leftover land. The scheme delivered a coherent and well-used piece of land, delivering family housing while improving the area for surrounding residents.<\/p>\n<ul>\n<li><strong>St Andrew\u2019s Drive Phases 2 &amp; 3 by jmarchitects<\/strong><\/li>\n<\/ul>\n<p>A benchmark for socially conscious housing, the 120 homes forming the second and third phases of the St Andrew\u2019s Drive project sit within a masterplan of clustered blocks and shared green spaces. A stacked maisonette design demonstrates the architects\u2019 ingenuity in negotiating a sloped site, and optimises daylight, privacy and external amenity.<\/p>\n<p>RIBA president Chris Williamson commented: \u2018This year\u2019s shortlisted projects demonstrate how high-quality affordable homes can meet both community needs and environmental ambitions.<\/p>\n<p>\u2018They also demonstrate the skill and care that architects bring to the prime minister\u2019s aim of increasing the supply of great affordable housing.\u2019<\/p>\n<p>The Neave Brown Award shortlist is selected from RIBA Regional Awards 2026 winners.\u00a0The winner will be announced at the RIBA Stirling Prize ceremony on Thursday 15 October at London\u2019s Old Billingsgate.<\/p>\n","protected":false},"excerpt":{"rendered":"Lion Green Road, designed by Mary Duggan Architects with RUFF Architects,\u00a0is a previous AJ Architecture Awards winner.
