{"id":1141337,"date":"2026-08-10T10:10:20","date_gmt":"2026-08-10T10:10:20","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/1141337\/"},"modified":"2026-08-10T10:10:20","modified_gmt":"2026-08-10T10:10:20","slug":"allies-and-morrison-shows-off-new-visuals-of-huge-croydon-regen-plans","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/1141337\/","title":{"rendered":"Allies and Morrison shows off new visuals of huge Croydon regen plans"},"content":{"rendered":"<p data-start=\"481\" data-end=\"690\">The computer-generated visuals, recently published on developer <a href=\"https:\/\/www.urw.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Unibail-Rodamco-Westfield\u2019<\/a>s (URW) consultation website, provide an updated view of the practice\u2019s 10.5ha masterplan to overhaul a large swathe of Croydon town centre, ahead of an expected planning application later this year.<\/p>\n<p>Several newly published CGIs add further detail to the <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/allies-and-morrison-unveils-latest-croydon-masterplan\" rel=\"nofollow noopener\" target=\"_blank\">plans put out to public consultation in April<\/a>.<\/p>\n<p>The new visuals come weeks after URW officially acquired the Whitgift Centre freehold from the <a href=\"https:\/\/johnwhitgiftfoundation.org\/whitgift-centre-sale\/\" rel=\"nofollow noopener\" target=\"_blank\">John Whitgift Foundation<\/a> for \u00a331.5 million, consolidating ownership of the key redevelopment site. URW had already held the shopping centre\u2019s long leasehold.<\/p>\n<p>Allies and Morrison\u2019s masterplan includes redeveloping the Whitgift Shopping Centre, the Centrale shopping centre \u2013 where BDP is working on separate detailed plans \u2013 and the surrounding retail district between Croydon\u2019s old town and East Croydon station.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"size-full wp-image-834876\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/08\/Croydon-4.webp\" alt=\"\" width=\"1920\" height=\"1080\"  \/><\/p>\n<p class=\"wp-caption-text\">Allies and Morrison\u2019s summer 2026 visuals for Croydon<\/p>\n<p class=\"inline_image_source\" style=\"font-size:12px; max-width: 1930px;\">Source: Allies and Morrison<\/p>\n<p>The masterplan includes between 2,500 and 3,000 homes of mixed tenures to the north of the site, across low-rise, mid-rise and towers, and between 65,000m2 and 93,000m2 of flexible retail space.<\/p>\n<p>It also includes new public green spaces and improved walking routes, while the Allders department store, which dates back to 1862, will be retained and restored. The building has been shut since 2013.<\/p>\n<p>Unlike earlier plans for the town centre, also by Allies and Morrison, the latest scheme adapts and reuses more of the existing urban fabric, such as the basement of the Whitgift Shopping Centre and shops to the north of the site. However, it is likely involve demolishing the 1960s above-ground structure.<\/p>\n<p>URW and Allies and Morrison said, in consultation documents, that the project team was \u2018aiming to retrofit\u2019 the 1970s Centre Tower and to \u2018reuse some of the structure of Green Park House\u2019, a 1980s office building, as part of a renewed commitment to reusing existing buildings.<\/p>\n<p>Last February, Croydon Council signalled its support for Allies and Morrison\u2019s masterplan framework for redeveloping the town centre.\u00a0The move came 12 years after the council approved the practice\u2019s <a href=\"https:\/\/www.architectsjournal.co.uk\/archive\/allies-and-morrisons-croydon-whitgift-vision-retained\" rel=\"nofollow noopener\" target=\"_blank\">previous<\/a>, never-delivered proposals for the area.<\/p>\n<p>The architect was reappointed to draw up fresh plans <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/allies-and-morrison-reappointed-to-masterplan-croydon-town-centre\" rel=\"nofollow noopener\" target=\"_blank\">in November 2024<\/a>, with a focus on delivering housing and pedestrian-friendly public spaces to create \u2018a more sustainable and better-connected town centre\u2019, URW said.<\/p>\n<p>URW took full ownership of the site in May 2023 after buying out its 50 per cent joint venture partner Hammerson, which once had its own Terry Farrell-designed scheme to regenerate Croydon.\u00a0<\/p>\n<p>In January, BDP submitted detailed plans for refurbishing entrances to the Centrale shopping centre, which will remain open throughout the projects.<\/p>\n<p>The site is home to 177,000m2\u00a0of shops on the masterplan site. Allies and Morrison said its proposals responded to high vacancy rates in recent years and changing shopping habits.<\/p>\n<p>Plans for Croydon town have been in limbo for almost a decade.
