{"id":118665,"date":"2025-05-21T02:44:09","date_gmt":"2025-05-21T02:44:09","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/118665\/"},"modified":"2025-05-21T02:44:09","modified_gmt":"2025-05-21T02:44:09","slug":"20b-japanese-giant-plans-push-into-uk-resi-as-london-development-stays-solid","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/118665\/","title":{"rendered":"\u00a320B Japanese Giant Plans Push Into UK Resi As London Development Stays Solid"},"content":{"rendered":"<p>One of the world\u2019s largest real estate companies is planning to expand into UK residential,\u00a0with eyes on\u00a0the build-to-rent, student accommodation and build-for-sale sectors.\u00a0<\/p>\n<p>Thanks to\u00a0a London office and life sciences development pipeline that totals more than \u00a32B and a debut logistics development, <a class=\"tag tag-2627\" href=\"https:\/\/www.bisnow.com\/tags\/mitsui-fudosan\" target=\"_blank\" data-tag-id=\"2627\" rel=\"noopener\">Mitsui Fudosan<\/a> is planning further investment in London, UK\u00a0CEO Takeshi Iwama told Bisnow.\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/1744977801_959_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Courtesy of Mitsui Fudosan and Secchi Smith\/RSHP\n    <\/p>\n<p>\n      A rendering of the new British Library extension and life sciences scheme being funded by Mitsui Fudosan, with Stanhope as development manager.\n    <\/p>\n<p>Despite uncertainty in financial and property markets, the Tokyo-listed investor and developer with a market capitalisation of \u00a320B plans to continue on its path of global expansion, with both the UK and U.S. on its radar.\u00a0<\/p>\n<p>\u201cBecause there\u2019s a chronic shortage of housing in this country, there&#8217;s a demand and supply gap as a result,\u201d Iwama said. \u201cAnd the new Labour government is very much strongly supporting residential development, and therefore, there is a tailwind for such a movement, and we are looking into that.\u201d<\/p>\n<p>Mitsui has built high-end residential for sale as part of its <a class=\"tag tag-127249\" href=\"https:\/\/www.bisnow.com\/tags\/television-centre\" target=\"_blank\" data-tag-id=\"127249\" rel=\"noopener\">Television Centre<\/a> project in <a class=\"tag tag-76536\" href=\"https:\/\/www.bisnow.com\/tags\/white-city\" target=\"_blank\" data-tag-id=\"76536\" rel=\"noopener\">White City<\/a>, west London, which it built in conjunction with <a class=\"tag tag-30934\" href=\"https:\/\/www.bisnow.com\/tags\/stanhope\" target=\"_blank\" data-tag-id=\"30934\" rel=\"noopener\">Stanhope<\/a>. But it is also looking at the BTR and student sectors in the UK,\u00a0Iwama said.\u00a0<\/p>\n<p>Mitsui can trace its company history back as far as 1673, to the opening of the Echigo-ya clothing store in Nihonbashi by Takatoshi Mitsui, founder of the House of Mitsui.<\/p>\n<p>As a property company, its history goes back to 1913.<\/p>\n<p>It first started investing in earnest in the UK in 2006 when it bought a 15% stake in developer Stanhope. It developed London office buildings, including 5 Hanover Square in the <a class=\"tag tag-3592\" href=\"https:\/\/www.bisnow.com\/tags\/west-end\" target=\"_blank\" data-tag-id=\"3592\" rel=\"noopener\">West End<\/a> and 8-10 Moorgate in the City.\u00a0<\/p>\n<p>In 2012, it bought Television Centre from the BBC. With Stanhope as development manager, it turned\u00a0the property into a 1.5M SF mixed-use scheme\u00a0that includes offices, residential, retail and an outpost of <a class=\"tag tag-44393\" href=\"https:\/\/www.bisnow.com\/tags\/soho-house\" target=\"_blank\" data-tag-id=\"44393\" rel=\"noopener\">Soho House<\/a>.\u00a0<\/p>\n<p>More recent developments include One Angel Court, a 300K SF redevelopment of a City office tower.<\/p>\n<p>It is on-site in a joint venture with <a class=\"tag tag-121593\" href=\"https:\/\/www.bisnow.com\/tags\/grosvenor\" target=\"_blank\" data-tag-id=\"121593\" rel=\"noopener\">Grosvenor<\/a> for a \u00a3500M redevelopment of the South Molton Triangle, which will deliver 263K of offices across two buildings in Mayfair.\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/1744977801_959_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Courtesy of Mitsui Fudosan and Tyson Sadlo\n    <\/p>\n<p>\n      Mitsui Fudosan UK CEO Takeshi Iwama\n    <\/p>\n<p>Earlier this year, Mitsui Fudosan\u00a0committed to a \u00a31.1B development that will include 600K SF of commercial space targeting life sciences and innovation occupiers. The development will be built next to the British Library in King\u2019s Cross, alongside a 100K SF extension for the library itself. Stanhope is again the development manager.<\/p>\n<p>The scheme is a highly complex development. Mitsui and Stanhope need to build what amounts to a giant concrete box under the\u00a0project in case the <a class=\"tag tag-136482\" href=\"https:\/\/www.bisnow.com\/tags\/crossrail-2\" target=\"_blank\" data-tag-id=\"136482\" rel=\"noopener\">Crossrail 2<\/a> rail scheme is ever given the go-ahead, though there is little likelihood of that soon, since the government has said it won\u2019t fund it.\u00a0<\/p>\n<p>Despite\u00a0the recent slowdown in life sciences leasing, Iwama said that proximity to research centres like the <a class=\"tag tag-137311\" href=\"https:\/\/www.bisnow.com\/tags\/francis-crick-institute\" target=\"_blank\" data-tag-id=\"137311\" rel=\"noopener\">Francis Crick Institute<\/a>,\u00a0plus the growth of life sciences research more generally, will appeal to tenants.\u00a0<\/p>\n<p>\u201cWe look at high-growth countries in life science, and there are some with a very significant market scale, the same as in the UK,\u201d he said. \u201cHowever, compared to the scale of the market in the UK, the stock of the labs is relatively small, still in the early phase, which means that there is a very strong upside potential.\u201d<\/p>\n<p>Iwama said that selling standing assets is harder than building in the UK right now. Mitsui expects uncertainty in real estate capital markets to persist: Optimism at the start of the year that rates would fall and support price rises\u00a0was tempered by the volatility created by U.S. tariffs.\u00a0<\/p>\n<p>On a longer time frame, however, he\u00a0predicted\u00a0the UK will see continued population and economic growth that will support real estate markets.<\/p>\n<p>In addition to its move into residential, the firm teamed up with Panattoni\u00a0last year to build its first UK logistics scheme, a \u00a3135M big-box project near Coventry. It plans to do more in the logistics sector.\u00a0<\/p>\n<p>An economic slowdown looming over the U.S. notwithstanding, Mitsui\u00a0also plans to do more in America.
