The city council has given no less than eight reasons for refusing Brack Construction\u2019s plans for six apartment blocks on the site\u00a0of\u00a0a former school.<\/p>\n
Brack wants to redevelop five acres previously occupied by Our Lady of Reconciliation Primary School \u2013 later renamed Trinity RC Primary School \u2013 into 290 homes.<\/p>\n
However, it has met with comprehensive refusal from Liverpool City Council\u2019s planning\u00a0department, which described the scheme as \u201coverly dominant and poorly integrated\u201d.<\/p>\n
Many of the concerns raised by the city council were around the impact the project would have on the surrounding area, while a lack of affordable housing, family homes, and\u00a0adaptable\u00a0and accessible dwellings was also highlighted.<\/p>\n
The project in its submitted form would also \u201cfail to provide an adequate quantity and quality of accessible public open space and private amenity space to meet the needs of future residents\u201d, according to the city council.<\/p>\n
Brack\u2019s six planned blocks would range from four to five storeys, comfortably below the seven-storey threshold for a high-risk building, which would mean the development would be exempt from the building safety regulator\u2019s gateway process.<\/p>\n
The site has been vacant since 2012 and is fenced off. It is\u00a0located\u00a0on the opposite side of Vauxhall Road from\u00a0Eldonion\u00a0Village and is within the scope of the\u00a0Pumpfields\u00a0and Limekilns strategic regeneration zone.<\/p>\n
The supplementary planning document for the area\u00a0designates\u00a0part of Brack\u2019s site for housing while a\u00a0portion\u00a0of it appears to be earmarked for a park.<\/p>\n
