Wirral Council is continuing work to improve the management, maintenance, and compliance of the land and buildings it owns, with a new report highlighting progress made since the introduction of the Corporate Landlord Model (CLM).<\/strong><\/p>\n

A report to the Policy and Resources Committee sets out the latest position on the condition of the council\u2019s estate and the action being taken to address issues identified through a comprehensive review of council-owned assets.<\/p>\n

The Corporate Landlord Model is changing the way the council manages its estate by bringing responsibility for buildings and assets into a centralised service. The approach is designed to strengthen oversight, improve compliance, and ensure investment is targeted where it is most needed.<\/p>\n

The update report shows significant progress has been made in addressing issues identified as properties have transferred into the new model. Of the compliance and condition-related issues identified through inspections and reviews, more than three-quarters have now been resolved, with work continuing on the remaining actions.<\/p>\n

The council has also continued to strengthen its approach to asset management, including investment in specialist capacity, clearer accountability for building compliance and the development of long-term maintenance programmes.<\/p>\n

As part of the review, the council has gained a more detailed understanding of the condition of its estate and the level of investment required across its buildings. The report notes that many local authority buildings face significant maintenance pressures, reflecting challenges seen across the public sector.<\/p>\n

The council is using this information to prioritise resources, address the most urgent issues first and support future decisions about how its estate is managed.<\/p>\n

A well-managed estate helps ensure buildings are safe, compliant and fit for the delivery of council services. It can also support greater efficiency by making better use of assets, reducing long-term running costs and ensuring investment is focused on buildings that best meet the needs of residents and staff.<\/p>\n

The report also highlights the role the estate will play in supporting the council\u2019s wider transformation programme, including the development of community-based services and more flexible ways of working.<\/p>\n

Policy and Resources Committee will be asked to note the progress made and the further work planned to improve the condition, compliance and sustainability of the council\u2019s estate.<\/p>\n
