&#8216;<a href=\"https:\/\/onlinemarketingsurgery.co.uk\/most-affordable-house-prices-in-england-and-wales\/\" target=\"_blank\" rel=\"noopener\">House Price Change Report<\/a>&#8216; uses data provided by the <a href=\"https:\/\/www.ons.gov.uk\/\" target=\"_blank\" rel=\"noopener\">Office of National Statistics<\/a> (ONS) to help <a href=\"https:\/\/plus.expressandstar.com\/news\/2025\/04\/21\/thinking-of-buying-a-house-or-selling-yours-five-west-midlands-neighbourhoods-where-property-prices-have-decreased-most-in-the-last-year\/\" target=\"_blank\" rel=\"noopener\">rank neighbourhoods<\/a> in the West Midlands by the percentage of change per house in September 2023 to September 2024.<\/p>\n<p>The list helps not only helps to give a snapshot of the potential house prices for different areas, but also the neighbourhoods that are the most desirable for future homeowners overall.\u00a0<\/p>\n<p><img decoding=\"async\" schools and local amenities, house sizes and brackets, surrounding green land, and crime rate and frequency.\u00a0<\/p>\n<p>Listed are the top ten regions in the West Midlands that saw the sharpest price increase between September 2023 and September 2024:<\/p>\n<p>1. <strong>Walsall North East<\/strong>, located in the borough of <a href=\"https:\/\/www.expressandstar.com\/news\/local-hubs\/walsall\/\" target=\"_blank\" rel=\"noopener\">Walsall<\/a>, had an average property price increase from \u00a3175,000 to \u00a3273,500, marking a 56.3% rise.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/05\/9a0eb8e1-b22c-4d9a-8f61-925476e440a6.PNG\"   alt=\"Bloxwich, in Walsall prices rise from \u00a3150,000 to \u00a3190,000, an increase of 26.7%.<\/p>\n<p><img decoding=\"async\"
