House prices in Barnet dropped slightly in March, new figures show.<\/p>\n

Figures from the Office for National Statistics<\/a> show the average Barnet house price in the year to March was \u00a3604,875 \u2013 a 0.1% decrease on February.<\/p>\n

The picture was similar to that across London, where prices decreased by 0.3%.<\/p>\n

The drop in Barnet does not reverse the longer-term trend in the area, which has seen property prices in the area grow by 0.2% over the last year.<\/p>\n

It means the area ranked 24th among London\u2019s 33 local authorities for annual growth, with the average price in Barnet rising by \u00a31,000 over the past year.<\/p>\n

The highest annual growth in London was in Redbridge, where property prices increased on average by 9.1%.<\/p>\n

At the other end of the scale, properties in City of London lost 20.7% of their value.<\/p>\n

Across the UK<\/a>, average house prices have jumped 6.4% over the past year, as the\u00a0ending of a stamp duty holiday in England and Northern Ireland from April onwards sparked a stampede of homebuyers in the run-up.<\/p>\n

The figures were released as statistics showed UK inflation surged to its highest level (3.5%) for more than a year last month.<\/p>\n

Andrew Montlake, chief executive at Coreco mortgage brokers, said: \u201cWith inflation edging up sharply this morning, and mortgage rates likely to follow as expectations of further base rate cuts reduce, this could see average values start to retreat again.<\/p>\n

\u201cIf prices do start to ease, they will only go so far as there is a fundamental lack of supply.\u201d<\/p>\n

Jonathan Handford, managing director at estate agent group Fine and Country, said: \u201cIn the months ahead, inflation and still-elevated borrowing costs are likely to weigh on demand, particularly as affordability remains stretched across much of the country.<\/p>\n

\u201cThat said, a period of softer or stabilising house prices may offer a welcome opportunity for first-time buyers who have been priced out in some areas of the country.\u201d<\/p>\n
