The UK\u2019s most \u2018underrated\u2019 <a data-ico=\"hyperlink-article\" href=\"https:\/\/metro.co.uk\/2025\/04\/15\/picturesque-village-just-30-minutes-london-named-best-commuters-22911259\/\" data-type=\"post\" data-id=\"22911259\" target=\"_blank\" rel=\"noreferrer noopener\">commuter suburbs<\/a> have been named \u2013 and the top spot is 28% <a data-ico=\"hyperlink-article\" href=\"https:\/\/metro.co.uk\/2025\/05\/17\/trendy-suburb-londoners-flocking-still-affordable-23098551\/\" data-type=\"post\" data-id=\"23098551\" target=\"_blank\" rel=\"noreferrer noopener\">cheaper <\/a>than the going rate for the area.<\/p>\n<p>Just five miles north of <a data-ico=\"hyperlink-article\" data-track=\"inline-tag-auto-link_article\" href=\"https:\/\/metro.co.uk\/tag\/leeds\/\" target=\"_blank\" rel=\"noopener\">Leeds<\/a> lies Horsforth. It might only be a short train ride away \u2013 taking just 12 minutes at the cost of \u00a31.80 \u2013 but the house prices here are considerably cheaper than its West Yorkshire sibling.<\/p>\n<p>The averages in this suburb come in at \u00a3328,259, and while that might technically be over the going rate across the UK (\u00a3296,000, according to <a href=\"https:\/\/www.ons.gov.uk\/economy\/inflationandpriceindices\/bulletins\/privaterentandhousepricesuk\/may2025\" target=\"_blank\" rel=\"noopener\">ONS data<\/a>), it\u2019s markedly cheaper than neighbouring areas.<\/p>\n<p>Take Roundhay, which is only 17 minutes away by car but 28.025% more expensive at \u00a3435,245 \u2013 or Bramhope, where the average home will set you back a whopping \u00a3537,503.<\/p>\n<p>The data also took into consideration the local school stock, finding that 74% within five miles of Horsforth have Ofsted ratings of Good or Outstanding.<\/p>\n<p>If a daily dose of caffeine appeals, there are 22 coffee shops within a five-mile radius, as well as 65 bars and pubs and 141 restaurants \u2013 all of which contributed towards the suburb\u2019s overall rating of 7.05 out of 10. Your home or property may be repossessed if you do not keep up repayments on your mortgage.<\/p>\n<p>Elsewhere, Rowley Regis was in second place with a rating of 6.96 and an average house price of \u00a3206,009, which is 23.2% cheaper than the national average, according to <a href=\"https:\/\/sellhousefast.uk\/blog\/underrated-property-hotspots\/\" target=\"_blank\" rel=\"noopener\">Sell House Fast<\/a>\u2019s research.<\/p>\n<p><strong>What locals are saying about Horsforth<\/strong><\/p>\n<p>Over on the <a href=\"https:\/\/www.reddit.com\/r\/Leeds\/comments\/9h49ce\/opinions_on_horsforth_for_young_professionals\/\" target=\"_blank\" rel=\"noopener\">r\/Leeds Subreddit<\/a>, Horsforth local @Rikki_Sixx said that they first moved to the area thinking it would only be for a year. It\u2019s been serving up Fat Rascals \u2013 a famous Yorkshire bun resembling a scone \u2013 since 1919, after all.<\/p>\n<p><strong>Transport links in Horsforth<\/strong><\/p>\n<p>Wondering about commuting into Leeds for work? The train from Horsforth to the city centre takes as little as 12 minutes, while it\u2019s just under half an hour by car.<\/p>\n<p>There are also solid connections to other northern powerhouses like Manchester, which is around an hour from Leeds by train.<\/p>\n<p>The historic city of York enjoys a direct connection from Horsforth, taking as little as 59 minutes if you fancy a day trip.<\/p>\n<p>Thinking about your holidays?
