new planning application has been lodged with Solihull Council on the second phase of a major regeneration project creating a new &#8216;village&#8217; for Kingshurst residents.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A large-scale rejuvenation of the village centre for people in the north <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/all-about\/solihull\" target=\"_blank\" aria-label=\"SolihullLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">Solihull<\/a> borough gained approval from planners in April 2022 with the aim for it all to be completed by 2026.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">As the Local Democracy Reporting Service previously reported the completed phase one saw 25 new sustainable social rented homes &#8211; a mix of three and four-bedroom &#8211; on the site of the former Mountfort pub and residents moved in last year.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The plans for phase two include plans for a \u2018community, health and retail\u2019 building featuring:<\/p>\n<ul class=\"UnorderedList_unordered-list__gzblI\">\n<li class=\"sc-700e1ff3-0 ENBBt\">Modern purpose-built premises for Kingshurst Medical Practice, comprising six consulting rooms, four treatment rooms, reception and waiting areas, utility areas, toilets, meeting and administration rooms<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">A purpose-built premises for Kingshurst Dental Surgery, including five treatment\/recovery rooms together with reception and utility areas<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">A pharmacy<\/li>\n<\/ul>\n<p><img decoding=\"async\" room<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">Activity rooms for the voluntary and community sector to use<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">Library space including a community cafe<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">A convenience store to be operated by Central England Co-operative<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">A further retail unit, anticipated to be operated as an optometrists<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">Potential office space<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">Communal areas including toilets, baby change and baby feeding rooms<\/li>\n<\/ul>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Now it has emerged at the end of April applicants Willmott Dixon applied to amend the planning permission for a second time.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A planning statement included with the application, from agents rg+p Limited, says: \u201cAn updated site plan has been prepared to reflect the changes made to the phase 2 development.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/05\/0_Site-plan.jpg\" loading=\"lazy\"  \/>The site plan for Kingshurst conditions:<\/p>\n<ul class=\"UnorderedList_unordered-list__gzblI\">\n<li class=\"sc-700e1ff3-0 ENBBt\">Condition 5 \u2013 phasing plan (reflecting a minor revision to phasing arrangements)<\/li>\n<li class=\"sc-700e1ff3-0 ENBBt\">Condition 30 \u2013 arboriculture assessment (reflecting an updated assessment which takes into account the current situation on the ground following tree losses during a storm event)<\/li>\n<\/ul>\n<p class=\"Paragraph_paragraph-text__PVKlh \">&#8220;The proposal will continue to deliver a new local centre which will provide retail, commercial, business and services, healthcare, local community uses and a hot food take-away.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cThe proposal as whole will continue to deliver 79 high quality residential dwellings in the form of 12 one bed maisonettes, 5 two-bed houses, 45 three-bed houses, 16 four-bed houses and one vicarage, which will help the council meet the current housing shortfall within the borough.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">&#8220;These changes have a negligible effect on the overall character, scale and appearance of the approved scheme.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cAs such it is respectfully requested this planning application be approved \u2018without delay\u2019.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">In March last year <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/all-about\/solihull-council\" target=\"_blank\" aria-label=\"Solihull CouncilLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">Solihull Council<\/a> planners approved amendments including to the layout and design of phase 1 of the scheme.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A consultation is underway on the latest application with a closing date for submissions of June 4.<\/p>\n<p
