{"id":149430,"date":"2025-06-01T12:27:14","date_gmt":"2025-06-01T12:27:14","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/149430\/"},"modified":"2025-06-01T12:27:14","modified_gmt":"2025-06-01T12:27:14","slug":"city-close-to-bristol-sees-rent-prices-shot-up","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/149430\/","title":{"rendered":"City close to Bristol sees rent prices shot up"},"content":{"rendered":"<p>It is becoming increasingly popular with commuters to Bristol<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/1friarswalk.jpg\" alt=\"Friars Walk, Newport\" loading=\"eager\"  \/>Friars Walk, Newport<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A city half an hour&#8217;s drive from Bristol has seen its <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/property-news\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">rent prices<\/a> increase by nearly a quarter in the space of a year.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Figures from the Land Registry show that Newport in South Wales has seen the largest relative increase in private rents in the UK.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The typical cost to rent a home in the town is now 20 per cent higher than it was a year ago.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The average rent stands at \u00a3918 a month, which is \u00a3155 more than in April 2024.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">At the same time, the average private monthly rent in Bristol now stands at \u00a31,761.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Estate agent Hathways said that Newport is popular among people seeking for a cheaper option than Bristol, together with the nearby town of Cwmbran.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It says on its <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/hathways.co.uk\/blog\/newport-and-cwmbran-hailed-as-commuter-hotspots-for-buyers\/10556#:~:text=Newport%20and%20Cwmbran%20have%20recently,research%20by%20property%20portal%20Zoopla.\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">website<\/a>: &#8220;Newport and Cwmbran have recently emerged as commuter hotspots for those working in Bristol, thanks to the attractive house prices and lower costs of living and travel.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">&#8220;Families and young professionals are flocking to both Newport and Cwmbran, according to research by property portal <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.zoopla.co.uk\/discover\/property-news\/britain-s-best-value-commuter-hotspots-revealed\/\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Zoopla<\/a>.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">&#8220;Cwmbran came in first place with modest combined mortgage costs and annual rail season ticket prices of \u00a37,535 and a commute time of 58 minutes. Newport was a close second with a combined cost of \u00a38,393, however the commute is significantly less at just 35 minutes.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The new figures show rent prices have increased by hundreds of pounds a month on average in some parts of the country.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It cost an average of \u00a31,335 a month to rent a home privately in the UK in the year to April 2025.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">That\u2019s up by \u00a392 compared to a year earlier, an increase of 7.4%, according to the latest figures from the Land Registry &#8211; that\u2019s more than twice the current rate of inflation (3.5%). It does mean, however, that rents are growing more slowly than in recent years.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Rent prices are increasing far faster in some parts of the country than in others.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The London borough of Camden has seen the largest monetary increase in the cost of renting privately.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The average rent in the area is now \u00a32,836 a month.
