{"id":190802,"date":"2025-06-17T04:56:14","date_gmt":"2025-06-17T04:56:14","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/190802\/"},"modified":"2025-06-17T04:56:14","modified_gmt":"2025-06-17T04:56:14","slug":"joy-as-troubled-flagship-bristol-housing-site-to-be-100-per-cent-affordable","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/190802\/","title":{"rendered":"Joy as troubled flagship Bristol housing site to be 100 per cent affordable"},"content":{"rendered":"<p>All 186 homes have been bought by two housing associations to provide homes for local people<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/1_TCBR16-625BonningtonBRI_19.jpg\" alt=\"Amy Bishop, (GSA Customer) at the Bonnington Walk development in Lockleaze\" loading=\"eager\"  \/>Amy Bishop, (GSA Customer) at the Bonnington Walk development in Lockleaze(Image: GreenSquareAccord)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A flagship Bristol \u2018innovative housing\u2019 development that ran into trouble two years ago, with people having their deposits paid back to them, is back on track after the entire site was bought by two housing associations.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The purchase of all 185 homes on the troubled Bonnington Walk development in Lockleaze by housing associations GreenSquare and Bromford now mean that all of the homes will either be rented or sold as \u2018affordable homes\u2019, and half of them will go to people from Lockleaze itself.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Local people who have managed to snap up one of the homes under a low-cost homeownership scheme are celebrating this week, and the first people to move in to the rented homes will begin getting the keys in the first week of July.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Amy Bishop will soon be one of Bonnington Walk\u2019s first residents. She said: \u201cI am so excited to pick up the keys for my new home in Lockleaze, an up-and-coming area of Bristol which buyers like me are often priced out of.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cIt feels amazing to get a foothold on the property ladder and I am grateful to Lorna and the GSA team for all their support throughout the process.&#8221;<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It is a remarkable turnaround after the L&amp;G-built homes ran into such trouble that many of them had to be <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/modular-homes-removed-replaced-flagship-8633562\" target=\"_blank\" aria-label=\"lifted off the foundations and taken awayLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">lifted off the foundations and taken away<\/a> again.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The project, on the council-owned green space between the original 1950s Lockleaze estate and the railway line, was initially given planning permission five years ago and was a flagship development under the previous <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/labour-party\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Labour<\/a> administration of Mayor <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/marvin-rees\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Marvin Rees<\/a>.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Back then, around half the 185 homes were designated as \u2018affordable\u2019 with 64 earmarked as council housing under social rent, and 29 as shared ownership.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The Bonnington Walk site, <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/bonnington-walk-plans-approved-objections-4738359\" target=\"_blank\" aria-label=\"controversially given planning permission in November 2020Link opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">controversially given planning permission in November 2020<\/a>, was hailed as the flagship of <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/bristol-city-council\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Bristol City Council<\/a> \u2019s innovative housebuilding programme.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It was <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/marvin-rees-full-speech-tonights-6090637\" target=\"_blank\" aria-label=\"championed through the Mayor\u2019s OfficeLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">championed through the Mayor\u2019s Office<\/a> and the Bristol Housing Festival, which promoted Bristol as a hub for innovative home-building methods.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">In <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/marvin-rees-full-speech-tonights-6090637\" target=\"_blank\" aria-label=\"2021&#039;s &#039;State of the City&#039; addressLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">2021&#8217;s &#8216;State of the City&#8217; address<\/a>, the mayor listed Bonnington Walk as a success of his administration, and in <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/bristol-mayor-marvin-rees-2022-7751699\" target=\"_blank\" aria-label=\"2022&#039;s &#039;State of the City&#039; addressLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">2022&#8217;s &#8216;State of the City&#8217; address<\/a>, he said the development only &#8216;got over the line&#8217; because of his &#8216;personal&#8217; intervention.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">But the way the homes were being built &#8211; in the modular style with the homes built off-site, brought to Lockleaze and assembled on foundations &#8211; became an issue.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Since 2021, the modular homes industry suffered more than the traditional housebuilding industry in the economic downturn and the rising costs of materials.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">In the spring of 2023, L&amp;G <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/lg-close-modular-homes-factory-8431856\" target=\"_blank\" aria-label=\"announced it was closing down its modular home building factoryLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">announced it was closing down its modular home building factory<\/a>, which was creating the homes for Lockleaze, but said it would carry on completing the homes for Bonnington Walk.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Then, in July 2023, <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/modular-homes-removed-replaced-flagship-8633562\" target=\"_blank\" aria-label=\"Bristol Live reported that people buying homesLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">Bristol Live reported that people buying homes<\/a> at Bonnington Walk were being given compensation because issues with the foundations meant the homes had to be<a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/modular-homes-removed-replaced-flagship-8633562\" target=\"_blank\" aria-label=\" completely removed and dismantledLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\"> completely removed and dismantled<\/a>.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Most people who had put down deposits for the homes walked away and got their money back, one <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/news\/bristol-news\/bristols-modular-homes-fiasco-means-8652177\" target=\"_blank\" aria-label=\"telling Bristol Live that her home-owning dream was overLink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">telling Bristol Live that her home-owning dream was over<\/a> because of the issues. A total of 55 will be rented out to people on the council\u2019s HomeChoice housing waiting list at the cheaper \u2018social rent\u2019 level, while 52 are being sold\/rented under a shared ownership scheme.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It is the first time GSA, a housing association that has evolved out of the privatisation of North Wiltshire\u2019s council housing stock a generation ago, is branching out into Bristol, and the GSA homes will be a mix of flats, two, three and four-bed houses and two-bed bungalows.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/0_TCBR16-625BonningtonBRI_28.jpg\" alt=\"The Bonnington Walk development in Lockleaze\" loading=\"lazy\"  \/>The Bonnington Walk development in Lockleaze(Image: GreenSquareAccord)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The other 78 homes at Bonnington Walk have been bought by Bromford housing association, who have 82,000 homes across the country, with thousands in <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/south-gloucestershire\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">South Gloucestershire<\/a>.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Of those 78, a total of 58 will be rented out at \u2018affordable rent\u2019 levels, and the remaining 20 will be shared ownership. Some 25 of Bromford\u2019s homes are three-bed homes for families, and the other 53 are two-bed. The first rental homes will be handed over to their new tenants in the first week of July.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Half the rented homes will be rented to people from Lockleaze itself, who are waiting for social housing &#8211; something Cllr Zoe Peat, Labour\u2019s lead on housing at City Hall, said was a policy brought in under the previous Labour administration.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cI am delighted that 185 new homes are coming to Lockleaze,\u201d said Cllr Peat (Lab, <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.bristolpost.co.uk\/all-about\/avonmouth\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Avonmouth<\/a> &amp; Lawrence Weston). \u201cEvery one will now be affordable, with 113 of them to be reserved for people on the social housing waiting list.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cHalf of those homes will be allocated to local residents waiting for social housing in Lockleaze as part of the local lettings scheme introduced by the previous Labour administration. It is a testament to what can be achieved with a clear vision and a working partnership with developers,\u201d she added.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cAlongside providing desperately needed new affordable homes, they are kitted out with solar panels and air source heat pumps, helping to bring down emissions and save the new residents money on their heating bills. These are exactly the sort of homes we need to be building to tackle both the housing and climate crises.
