{"id":194132,"date":"2025-06-18T10:18:10","date_gmt":"2025-06-18T10:18:10","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/194132\/"},"modified":"2025-06-18T10:18:10","modified_gmt":"2025-06-18T10:18:10","slug":"house-prices-in-scotland-rise-by-5-8-yoy-in-april-2025-ros-the-intermediary","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/194132\/","title":{"rendered":"House prices in Scotland rise by 5.8% YoY in April 2025 &#8211; RoS &#8211; The Intermediary"},"content":{"rendered":"<p>Average house price in April 2025 in Scotland was \u00a3191,000, up 5.8% on the same month last year, figures from <a href=\"https:\/\/theintermediary.co.uk\/2024\/01\/scottish-house-prices-up-2-2-annually-registers-of-scotland\/\" target=\"_blank\" rel=\"noopener\">Registers of Scotland<\/a> (RoS) showed.\u00a0<\/p>\n<p>Month on month, prices rose by 2.1% on a non-seasonally adjusted basis and by 0.8% on a seasonally adjusted basis.<\/p>\n<p>Across the UK, the average house price was \u00a3265,000, an annual rise of 3.5%.\u00a0<\/p>\n<p>Compared to March, UK prices dropped by 2.7% on a non-seasonally adjusted basis and by 2.8% on a seasonally adjusted basis.<\/p>\n<p>Residential sales in Scotland reached 6,100 in February 2025, an 11.3% increase on February 2024.<\/p>\n<p>Detached homes in Scotland averaged \u00a3352,000 in April 2025, up 8.3% year-on-year (YoY).\u00a0<\/p>\n<p>Meanwhile, semi-detached houses reached \u00a3218,000, a rise of 7.4%.\u00a0<\/p>\n<p>Terraced houses were at \u00a3173,000, up 5.5% and flats or maisonettes stood at \u00a3136,000, an increase of 3.7%.<\/p>\n<p>Average prices for local authorities were based on a three-month moving average.\u00a0<\/p>\n<p>Prices rose in 31 out of 32 local authority areas.\u00a0<\/p>\n<p>East Renfrewshire saw the biggest jump, up 10.4% to \u00a3302,000.\u00a0<\/p>\n<p>Aberdeenshire had the largest fall, down 2.7% to \u00a3198,000.\u00a0<\/p>\n<p>Additionally, data found that East Renfrewshire was the most expensive area with an average price of \u00a3302,000.\u00a0<\/p>\n<p>Inverclyde was the least expensive at \u00a3108,000.<\/p>\n<p>Toby Leek, president of NAEA Propertymark, said: \u201cScotland is showing strong house price growth with a considerable rise year on year.\u00a0<\/p>\n<p>\u201cWith other reports indicating a shift in buyer activity, such as peaked interest from overseas buyers looking to purchase a property in Scotland, this is raising popularity across affluent and picturesque areas as well as city centres.<\/p>\n<p>\u201cScotland has historically offered interested buyers value for money, as those looking for a rural escape can get esteemed, quaint homes in well-sought-after locations across areas within Scotland for a fraction of the price compared to other spots across the UK.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"Average house price in April 2025 in Scotland was \u00a3191,000, up 5.8% on the same month last year,&hellip;\n","protected":false},"author":2,"featured_media":194133,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[5009],"tags":[748,4884,40990,58369,712,16,15],"class_list":{"0":"post-194132","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-scotland","8":"tag-britain","9":"tag-great-britain","10":"tag-house-price-index","11":"tag-registers-of-scotland","12":"tag-scotland","13":"tag-uk","14":"tag-united-kingdom"},"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@uk\/114703859908634062","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/194132","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/comments?post=194132"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/194132\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media\/194133"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media?parent=194132"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/categories?post=194132"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/tags?post=194132"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
