shops"},"content":{"rendered":"<p>The proposed Birmingham development would provide more than 400 new apartments as well as commercial space for &#8216;creative local businesses&#8217;<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/1_JQ-3PNG.png\" alt=\"A visualisation of the proposed Jewellery Quarter development\" loading=\"eager\"  \/>A visualisation of the proposed Jewellery Quarter development(Image: Council report)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Major plans for a new development in the heart of <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Birmingham<\/a> \u2019s Jewellery Quarter have been recommended for approval.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Those behind the project are seeking permission to build 422 apartments across four blocks, along with residential courtyards and commercial floorspace.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">If approved by planners next week, the development would take shape on land close to Newhall Street and <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/all-about\/jewellery-quarter\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">St Paul\u2019s Square<\/a>.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \"><strong class=\"Strong_strong__e2x35\">READ MORE:<\/strong> <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/news\/midlands-news\/a38-cycle-route-birmingham-city-31930171\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\"><strong class=\"Strong_strong__e2x35\">A38 cycle route from Birmingham city centre to Longbridge set to be completed<\/strong><\/a><\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A recently-published <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/all-about\/birmingham-city-council\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">council<\/a> report said a previously approved scheme on the site in question is \u201cundeliverable\u201d due to it no longer being financially viable.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It continued that the current proposals could provide \u201cnew and meaningful connections within the Jewellery Quarter as well as a significant amount of commercial floorspace\u201d.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">This would support the \u201ceconomic vitality\u201d of the area by providing space for creative, local businesses, the report said.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cThe scheme would also contribute towards the city\u2019s ongoing need for new housing by providing high density, high quality one, two and three-bed apartments,\u201d it went on to say.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cThe proposed development presents an opportunity to unlock this otherwise unviable site for redevelopment.\u201d<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/0_JQPNG.png\" alt=\"What the proposed Jewellery Quarter development could look like\" loading=\"lazy\"  \/>What the proposed Jewellery Quarter development could look like(Image: Council report)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">But an objection was received from the Jewellery Quarter Development Trust, who described the proposed demolition of two industrial buildings, 123 and 128 Northwood Street, as \u201cunacceptable and unnecessary\u201d.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">They argued they are \u201ctypical JQ buildings\u201d and key to the conservation area.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The council report acknowledged the concerns and noted that both buildings, which date back to the early 20th century, are \u201ccharacteristic of the Jewellery Quarter\u2019s industrial history\u201d.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">But it continued: \u201cThe buildings are proposed to be lost because it is no longer economically viable to retain them.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cThe previous scheme sought to retain the two buildings &#8211; however, the previous scheme is no longer financially viable and cannot be delivered for this reason.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \"><strong class=\"Strong_strong__e2x35\">READ MORE: <\/strong><a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.birminghammail.co.uk\/news\/midlands-news\/birmingham-bin-collection-figures-completely-31934610\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\"><strong class=\"Strong_strong__e2x35\">Birmingham bin collection figures \u2018completely collapsed\u2019 in weeks before major incident<\/strong><\/a><\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The report therefore said their demolition \u201cpresents an opportunity to [&#8230;] deliver a viable, largely new build scheme.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It also said the buildings are only considered to \u201cbear local significance and their complete loss would not in itself make the overall scheme substantially harmful.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">\u201cThere are enough benefits associated with this proposal to outweigh the limited harms identified,\u201d the report concluded.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Such benefits include the regeneration of an important site;
