{"id":223912,"date":"2025-06-29T11:54:14","date_gmt":"2025-06-29T11:54:14","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/223912\/"},"modified":"2025-06-29T11:54:14","modified_gmt":"2025-06-29T11:54:14","slug":"against-the-odds-gen-z-is-breaking-into-the-housing-market","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/223912\/","title":{"rendered":"Against the odds, Gen Z is breaking into the housing market"},"content":{"rendered":"<p>      CNN<br \/>\n        \u00a0\u2014\u00a0<\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmcdrlmrk001s27p45dwc34tq@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Despite daunting market conditions, America\u2019s youngest generation of adults is managing to break into the housing market in growing numbers.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xym00013b6mhl55z6yd@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Members of Generation Z, the cohort between the ages of 13 and 28, came of age during the economic upheaval of the Covid-19 pandemic. <a href=\"https:\/\/www.cnn.com\/2024\/09\/30\/economy\/housing-market-home-sales-redfin-report\" target=\"_blank\" rel=\"noopener\">In the years since<\/a>, home prices have surged and the nation\u2019s housing shortage has deepened \u2014 conditions that risk leading some young adults to give up on the dream of homeownership altogether.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00023b6mzrl6yk9u@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Still, many in Gen Z are forging ahead with homeownership. The generation now accounts for one in four loans issued to first-time home buyers, <a href=\"https:\/\/ir.theice.com\/press\/news-details\/2025\/ICE-Mortgage-Monitor-First-Time-Homebuyers-Comprise-Record-Share-of-Agency-Purchase-Lending-in-Q1-2025\/default.aspx\" target=\"_blank\" rel=\"noopener\">according<\/a> to data from financial services company Intercontinental Exchange. And a Redfin <a href=\"https:\/\/investors.redfin.com\/news-events\/press-releases\/detail\/1032\/redfin-reports-gen-zs-homeownership-rate-stagnated-in#:~:text=The%20homeownership%20rates%20for%2019,Xers%20when%20they%20were%2024.\" target=\"_blank\" rel=\"noopener\">report<\/a> from January 2024 found that Gen Z\u2019s homeownership rate is outpacing that of Millennials and Gen Xers when they were the same age.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00033b6ml1xndgo9@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            There\u2019s a growing divide within Gen Z between those with stable jobs or financial support who can afford to buy a home in today\u2019s expensive market, and those who are priced out \u2014 not just of homeownership, but also the rental market, said Susan Wachter, a professor of real estate at the Wharton School of the University of Pennsylvania. Wachter recently authored a <a href=\"https:\/\/knowledge.wharton.upenn.edu\/article\/will-gen-z-be-able-to-afford-houses\/\" target=\"_blank\" rel=\"noopener\">study<\/a> exploring why there has been a sizable uptick in the number of young adults living with their parents in recent years and found that affordable housing issues disproportionately impact minority groups.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00043b6m3szvtgin@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cThere are difficulties and challenges to buying a home,\u201d Wachter said. \u201cSome of which are more burdensome than on previous generations.\u201d\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00053b6mx35ao9nb@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Still, CNN spoke with several Gen Zers who recently bought homes and found that their paths to homeownership varied widely. Some received financial help from family, while others did it all on their own. Some carried student loan debt from four-year colleges, while others skipped college altogether.\n    <\/p>\n<p>       <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/rylee-arnold-3.jpg\" alt=\"Rylee Arnold bought her house for $440,000 and plans to share the home with her boyfriend, who will help her pay the mortgage.\" class=\"image__dam-img image__dam-img--loading\" onload=\"this.classList.remove('image__dam-img--loading')\" onerror=\"imageLoadError(this)\" height=\"1500\" width=\"2000\" loading=\"lazy\"\/><\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00063b6mn3nob89l@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            What they all had in common, though, was the determination to own a home and the discipline to start saving early. Such long-term planning may have been essential for these young buyers to build the wealth necessary to break into today\u2019s high-cost housing market.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00073b6m2ka4f6th@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Samantha Garcia, 23, and her fianc\u00e9 recently bought a 3-bedroom, 2-bathroom home for $335,000 in Redding, a small town in Northern California. She had been setting aside $1,000 per month since 2022 to save up.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00083b6m45t7txab@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Garcia was willing to move from her home city of Los Angeles to Redding, a more affordable city where she had never lived, to achieve her goal of homeownership.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo00093b6mk4bwamqf@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cI knew I was never going to buy in LA. There are hardly any single-family homes there for under $1 million,\u201d she said.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000a3b6m4rxkm71o@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            When it came time to close on the home, Garcia\u2019s fianc\u00e9\u2019s parents surprised them with $25,000 toward the down payment.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000b3b6mq7buqqpq@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cWe actually weren\u2019t expecting them to help,\u201d Garcia said. \u201cBut it will help us keep our savings a little bit more afloat.\u201d\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000c3b6m56d1gk9t@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Adriana Moorman opted out of attending a traditional four-year college, instead finding steady work in human resources.\n    <\/p>\n<p>       <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/adriana-moorman-1.jpg\" alt=\"Adriana Moorman bought a home in Baltimore when she was 21.\" class=\"image_expandable__dam-img image_expandable__dam-img--loading\" onload=\"this.classList.remove('image_expandable__dam-img--loading')\" onerror=\"imageLoadError(this)\" height=\"2667\" width=\"2000\" loading=\"lazy\"\/><\/p>\n<p>       <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/adriana-moorman-2.jpg\" alt=\"Adriana Moorman's home.\" class=\"image_expandable__dam-img image_expandable__dam-img--loading\" onload=\"this.classList.remove('image_expandable__dam-img--loading')\" onerror=\"imageLoadError(this)\" height=\"2667\" width=\"2000\" loading=\"lazy\"\/><\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000d3b6mbof7uvns@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            At 21, she was debt-free and had been saving up to buy a home since high school. Aside from a small inheritance she said was worth a few thousand dollars, she was able to secure a $202,000 Baltimore condo on her own.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000e3b6myqxmat1z@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cI think I lucked out by being financially aware at such a young age,\u201d Moorman said.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000f3b6m9iydrskr@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Emily Blaylock, a real estate agent in St. Louis, said the post-pandemic rise of hybrid and <a href=\"https:\/\/www.cnn.com\/2022\/03\/18\/success\/pandemic-work-from-home-career-changes\" target=\"_blank\" rel=\"noopener\">remote<\/a> work has meant that more Gen Zers are willing to move further into the suburbs, away from city centers. She said she often works with buyers in their 20s, due to the relative affordability of her city.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000g3b6m3694491w@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cIt\u2019s true overall with all age groups right now, but especially with younger people, they\u2019re OK with driving 25 minutes to downtown to get something they can live in comfortably and affordably,\u201d Blaylock said. \u201cA lot of young people don\u2019t have to go into the office five days a week, so we\u2019re seeing more people spread outside the St. Louis radius.\u201d\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000h3b6m5civlov2@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Dominic Azpeitia, 26, was willing to move away from home to achieve homeownership. Although he hopes to return to Southern California one day to be near his family, he moved to Phoenix for its more affordable cost of living.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000i3b6md42vh5ow@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Azpeitia said he and his wife had been casually looking for the past few years and began to notice the rapid rise in home prices.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000j3b6mlsi9qv5v@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cI just decided last year, there is no point in waiting anymore,\u201d Azpeitia said. \u201cIn my opinion, housing prices aren\u2019t going to go down.\u201d\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000k3b6me3wryblu@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Azpeitia said that while he had saved the money for a down payment, he worked out a deal with his lender and the home seller that meant he didn\u2019t have to pay any money towards the down payment or closing costs.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000l3b6maw1codme@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            He said he sees his Phoenix home, which was purchased for $520,000, as a long-term investment and that he hopes to rent it out to tenants in a few years.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000m3b6mdfmgt6tg@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            While the housing market has been exceptionally tight for the last few years, there have been signs it may be softening. An <a href=\"https:\/\/www.cnn.com\/2025\/05\/29\/business\/home-sellers-market-redfin-report\" target=\"_blank\" rel=\"noopener\">analysis released last month<\/a> by Redfin found that home sellers now vastly outnumber buyers, an early indication that negotiating power may be shifting back into buyers\u2019 hands.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000n3b6m0270sklo@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Some young Americans are taking advantage of that shift.\n    <\/p>\n<p>       <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/06\/rylee-arnold-5.jpg\" alt=\"\" i=\"\" think=\"\" it=\"\" important=\"\" to=\"\" own=\"\" something=\"\" said=\"\" rylee=\"\" arnold=\"\" really=\"\" just=\"\" trying=\"\" build=\"\" equity=\"\" for=\"\" myself.=\"\" bought=\"\" her=\"\" utah=\"\" home=\"\" earlier=\"\" this=\"\" month.=\"\" class=\"image__dam-img image__dam-img--loading\" onload=\"this.classList.remove('image__dam-img--loading')\" onerror=\"imageLoadError(this)\" height=\"1094\" width=\"1946\" loading=\"lazy\"\/><\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000o3b6mkyyrsfes@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Rylee Arnold, 28, recently purchased a home in Salt Lake City and was pleasantly surprised when her seller offered to cover many of the closing costs.\n    <\/p>\n<p class=\"paragraph inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmce97xyo000p3b6mx8y5nppr@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cI probably wouldn\u2019t have been able to purchase the house if the seller hadn\u2019t given me so many credits toward the house,\u201d Arnold said. \u201cThey kept fixing things for me too.
