A new survey suggests that only 36% of tenants who moved house\u00a0in Manchester last year remained in the city \u2013 suggesting rich pickings for investors as a result of growing demand in the suburbs.\u00a0<\/p>\n

The survey, by Compare My Move, suggests Stockport is Manchester\u2019s favourite commuter town, with over 12% of people leaving Manchester choosing to move there.\u00a0<\/p>\n

Just 10 minutes from Manchester city centre by train, Stockport offers an attractive alternative to Manchester, especially for renters. The average rent in Stockport is \u00a31,464 per month, which is \u00a3116 cheaper than in Manchester.\u00a0<\/p>\n

For buyers, house prices in Stockport are slightly higher than in Manchester. One reason for this could be the difference in property types. In Manchester, about 28% of homes are flats or apartments, compared to only 15% in Stockport. Areas with more flats tend to have lower average house prices, as flats typically offer less space and fewer bedrooms than houses.\u00a0<\/p>\n

Salford, being Manchester\u2019s closest neighbour is second on the list, falling down from first last year. A Compare My Move spokesperson says: \u00a0\u201cManchester\u2019s moving trends are signaling a renting crisis, there is a huge demand for privately rented homes, and this is driving up prices on the rental properties that are available\u00a0<\/p>\n

\u201cAccording to the 2021 housing census, there are 69,403 privately rented properties in Manchester. These homes are shared between the large student population of over 88,000, and the wider community of renters.\u00a0\u00a0<\/p>\n

\u201cAccording to Property Investment UK 62% of Manchester\u2019s residents live in privately rented accommodation, the highest proportion in the UK. That\u2019s over 380,000 people. When comparing that to the 2021 housing census, that\u2019s an average of 6 people per property.\u00a0<\/p>\n

\u201cWith such a high number of renters alongside the consistent student population, demand for private rentals is extremely strong.
