The 2.5-acre site on Shore Road in Rostrevor has planning permission for 41 apartments and a 70-bedroom nursing home.<\/p>\n

It\u2019s being sold by Richland Waterfront Ltd, a company led by developer and former TV property personality, Gary McCausland.<\/p>\n

The site, known as The Waterfront, is being jointly marketed for sale for offers of over \u00a32m by selling agents Simon Brien and Best Property Services. It had been used as the site of a car showroom, which is now closed.<\/p>\n

It is being sold with full planning permission for 34 two-bed apartments, seven three-bed apartments, and the nursing home, with car parking.<\/p>\n

The apartments range in size from 850 sq ft to 1,432 sq ft, with many having \u201cuninterrupted views\u201d of Carlingford Lough, the selling agents said, while others have private outdoor space. <\/p>\n

They added said: \u201cThe Waterfront represents a rare opportunity to deliver a landmark residential and care scheme in a location where demand remains consistently high.<\/p>\n

“The combination of full planning permission, coastal views, and a picturesque village setting makes this a compelling proposition for developers, care home operators, and investors alike.\u201d<\/p>\n

They said there should be strong interest from a range of potential buyers in the Republic of Ireland as well as north of the border.<\/p>\n

And they added that as Rostrevor is around an hour\u2019s drive from Dublin, it\u2019s a good location to capitalise on \u201cgrowing cross-border appetite for premium coastal and retirement living opportunities\u201d.<\/p>\n

The agents said the site had an important strategic position as it\u2019s minutes from the proposed Narrow Water Bridge, a \u00a387m infrastructure project due to complete in 2027. <\/p>\n

The bridge is due to connect Rostrevor to Dundalk over the border and reduce journey times between the locations. <\/p>\n

In additional, it said the village was renowned for its beauty, and blended \u201ccoastal charm and mountain majesty\u201d. <\/p>\n
