{"id":248878,"date":"2025-07-08T20:17:12","date_gmt":"2025-07-08T20:17:12","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/248878\/"},"modified":"2025-07-08T20:17:12","modified_gmt":"2025-07-08T20:17:12","slug":"why-foreign-investment-is-rushing-to-germany","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/248878\/","title":{"rendered":"Why foreign investment is rushing to Germany"},"content":{"rendered":"<p class=\"headline\">International investors are transforming the German hotel market, with<br \/>\nseven domestic brands snapped up in the past few years. <\/p>\n<p>INTERNATIONAL REPORT \u2014 Rising<br \/>\nleisure tourism, favorable exchange rates, and opportunities for conversions<br \/>\nand franchise partnerships are fueling international investor interest in the<br \/>\nGerman market, led by upscale and luxury investments in primary markets such<br \/>\nas Berlin, Frankfurt, and Munich, as well as increased activity in secondary<br \/>\nmarkets.<\/p>\n<p>Germany is a priority growth market<br \/>\nfor IHG Hotels &amp; Resorts and one of Europe\u2019s largest hotel markets with<br \/>\nstrong domestic consumption, inbound and outbound travel, according to Karin<br \/>\nSheppard, senior vice president and managing director, Europe for IHG. The<br \/>\ngroup is upping its scale in Germany through its <a href=\"https:\/\/www.hotelinvestmenttoday.com\/Development\/Franchising\/IHG-Novum-make-big-deal-in-Germany\" ek-link=\"true\" title=\"2024 partnership with Novum&#010;Hospitality\" target=\"_blank\" rel=\"noopener\">2024 partnership with Novum<br \/>\nHospitality<\/a> and the <a href=\"https:\/\/www.hotelinvestmenttoday.com\/Deals\/Mergers-and-Acquistions\/IHG-acquires-20th-brand-in-Ruby-hotels\" ek-link=\"true\" title=\"February acquisition of Ruby Hotels\" target=\"_blank\" rel=\"noopener\">February acquisition of Ruby Hotels<\/a>.<\/p>\n<p><a href=\"https:\/\/ik.imgkit.net\/3vlqs5axxjf\/HIT\/uploadedImages\/Articles\/News_Articles\/Regions\/EMEA\/Karin%20Sheppard.jpg?tr=w-768%2Cfo-auto\" data-fancybox=\"\" title=\"Karin Sheppard\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/07\/Karin Sheppard.jpg\" class=\"img-responsive img-fullwidth\" alt=\"Karin Sheppard\" title=\"Karin Sheppard\"\/><\/a><\/p>\n<p>\u201cFrom a development perspective,<br \/>\nGermany still has plenty of scope for increased brand penetration, particularly<br \/>\nin the middle and upper-midscale segments,\u201d she said.<\/p>\n<p>In line with its international<br \/>\ngrowth strategy, Sheppard said IHG sees in Germany \u201ca runway for bolstering the<br \/>\nperformance and position in these segments\u2026 and gaining a strong domestic<br \/>\nplatform.\u201d<\/p>\n<p>Germany\u2019s Federal Statistical<br \/>\nOffice said there were a record 496 million overnight stays in the country last<br \/>\nyear, the second highest in Europe and up 22.6% compared to 2023.<\/p>\n<p>\u201cWe see immense long-term growth<br \/>\npotential there, which is why we are committed to investing heavily in the<br \/>\nmarket and expanding our portfolio,\u201d Sheppard said. <\/p>\n<p>IHG opened 14 hotels in Germany<br \/>\nduring the first quarter and signed agreements for a further 16 hotels,<br \/>\nincluding 11 from the Ruby acquisition.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/ik.imgkit.net\/3vlqs5axxjf\/HIT\/dist\/images\/icon-quote.svg?tr=w-70%2Ch-45%2Cfo-auto\" class=\"img-responsive\" alt=\"Quote\" title=\"Quote\"\/><\/p>\n<p>We see immense long-term growth potential there, which is why we are committed to investing heavily in the market and expanding our portfolio.<\/p>\n<p>Karin Sheppard<\/p>\n<p>Sheppard described the 30-year<br \/>\nfranchise deal with Novum as a mass conversion deal that doubles IHG\u2019s presence<br \/>\nin a priority growth market. It also enables IHG to introduce its midscale<br \/>\nconversion brand, Garner, and its extended-stay brand, Candlewood Suites.<\/p>\n<p>Under the partnership, IHG\u2019s German<br \/>\nportfolio is expected to expand to over 200 hotels across 100 cities, making<br \/>\nIHG one of the leading midscale and upper midscale players in the country. <\/p>\n<p>About 50 of those will switch from<br \/>\nNovum\u2019s upper-midscale brand, niu, to Holiday Inns. <\/p>\n<p>\u201cSignificant progress had been made<br \/>\nwith conversions and property improvements at many of the original 119 hotels<br \/>\ncovered under the agreement,\u201d Sheppard said, noting those are located<br \/>\npredominantly in primary and secondary cities. <\/p>\n<p>\u201cWe\u2019ve opened around 80 of these<br \/>\nhotels spread right across Germany in cities like Hamburg, Berlin and<br \/>\nFrankfurt,\u201d Sheppard said, noting that IHG has also expanded its team and<br \/>\ninvestment in Germany to drive awareness of its brands and loyalty program. <\/p>\n<p>Rise of international<br \/>\ninvestment<\/p>\n<p>According to Horwath HTL,<br \/>\ninternational investors are transforming the German hotel market with seven<br \/>\ndomestic brands snapped up in the past few years. They range from Radisson\u2019s (then<br \/>\nRezidor) progressive purchase of prizeotel between 2016 and 2019, Accor\u2019s 30%<br \/>\nstake in 25hours in 2017 to IHG\u2019s latest deal.<\/p>\n<p><a href=\"https:\/\/ik.imgkit.net\/3vlqs5axxjf\/HIT\/uploadedImages\/Articles\/News_Articles\/Regions\/EMEA\/Christian%20Buer.jpg?tr=w-768%2Cfo-auto\" data-fancybox=\"\" title=\"Christian Buer\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/07\/Christian Buer.jpg\" class=\"img-responsive img-fullwidth\" alt=\"Christian Buer\" title=\"Christian Buer\"\/><\/a><\/p>\n<p>\u201cOpportunities in existing hotels<br \/>\nare driving the market for hotel investors,\u201d said Horwath HTL Managing Partner Christian<br \/>\nBuer. \u201cNew hotels are not being developed, or at least very few, with the<br \/>\nrising construction costs since the pandemic.\u201d<\/p>\n<p>This has seen new developments<br \/>\nbeing put on hold, said Buer, creating surging foreign investor interest.<\/p>\n<p>\u201cThe brownfield market is on the<br \/>\nmove, especially for hotels whose construction was completed before the<br \/>\npandemic,\u201d he said. \u201cAs competition for hotel properties in Germany is<br \/>\ncurrently low, foreign investors are paying closer attention to the German property<br \/>\nmarket\u2026 Yields are currently low. Lease agreements provide secure monthly<br \/>\nincome.\u201d<\/p>\n<p>Buer said franchise agreements are<br \/>\n\u201ca stable economic model in Germany,\u201d attracting interest from all the major<br \/>\nglobal players, including Accor, Marriott and Hilton.
