You pay, you get a code, you let yourself in. Is this new trend coming to Spain soon?<\/p>\n<p>Pay-to-view: The rental revolution nobody asked for?<\/p>\n<p>Here\u2019s how it works. Apartment hunters fork out \u20ac4.99 for a casual plan (10 viewings in 30 days), or \u20ac11.99 for \u201cVerified Renter Status,\u201d which includes perks like an instant credit pre-check and live chat support. After that, you wander around a vacant flat, alone \u2013 and maybe, just maybe, you\u2019ll get the chance to apply.<\/p>\n<p>One outraged user on X (formerly Twitter) summed her position up perfectly:<\/p>\n<p>\u201cThis is insane. I refuse to pay to tour a rental house.\u201d<\/p>\n<p>But while renters rage, landlords rejoice. Rently automates everything \u2013 ID checks, income verification, applications \u2013 cutting out agents, cutting down costs, and cutting renters right out of the conversation.<\/p>\n<p>And now, with Spain\u2019s rental market stretched to breaking point, the question is\u2026 could this idea catch on here too?<\/p>\n<p>Could Rently-style renting invade Spain?<\/p>\n<p>It\u2019s not as far-fetched as you\u2019d think. With rents in cities like <strong>Barcelona, Madrid, and Malaga<\/strong> soaring \u2013 and demand vastly outpacing supply \u2013 Spain is fertile ground for landlord-friendly tech that disrupts the market in some way.<\/p>\n<p>Just ask any young Spaniard trying to move out of their family home. According to <a class=\"editor-rtfLink\" href=\"https:\/\/ec.europa.eu\/eurostat\/en\/web\/products-eurostat-news\/w\/ddn-20240930-2#:~:text=In%202023%2C%20young%20people%20across,%2C%20and%20Estonia%20(22.8).\" target=\"_blank\" rel=\"noopener\">Eurostat<\/a>, the average age to leave the parental nest in Spain is around <strong>30<\/strong> \u2013 one of the highest in Europe.<\/p>\n<p>Why? One reason is because renting is expensive, competitive, and full of hurdles.<\/p>\n<p>Enter tech. Spain\u2019s already seen a surge in property platforms like Badi, Spotahome, and Housfy, which promise to \u201cmodernise\u201d the rental market \u2013 often through AI and automation.<\/p>\n<p>Spotahome, for example, already offers virtual tours with 360\u00b0 photos and pre-recorded walk-throughs. But so far, no one\u2019s dared charge you to physically unlock a door and have a look around.<\/p>\n<p>Yet.<\/p>\n<p>So will pay-to-view take off here in Spain?<\/p>\n<p>It\u2019s possible \u2013 but it depends on who you ask.<\/p>\n<p>In theory, Rently\u2019s model could work in Spain\u2019s big cities \u2013 especially with professionals and overseas renters looking for speed and landlords chasing passive profits.<\/p>\n<p>A busy professional might welcome the flexibility of viewing alone at 9 PM after work. An international student new to Madrid might prefer an app-guided process over trying to understand legalese in a second language. It\u2019s about different use cases. <\/p>\n<p>But charging everyone a fee just to peek inside a flat? That\u2019s a tougher sell in Spain, where consumer rights are stronger, and face-to-face trust still matters in the rental game.<\/p>\n<p>Why cultural norms in Spain could stop pay-to-view rental apps in their tracks<\/p>\n<p>But there\u2019s a catch \u2013 cultural resistance. In Spain, and in many other parts of Europe, people still want to meet the landlord, ask about the building, test the taps, and suss out the vibe. And rightly so. Many people take their impression of the landlord or landlady as a deal-breaker. Even the nicest flat at the most reasonable price is not worth it if there\u2019s something off about the owner. It\u2019s that important. <\/p>\n<p>Strict housing laws in Spain could block pay-to-view rental schemes<\/p>\n<p>There\u2019s also the small matter of regulation. In regions like Catalonia, rent control is returning, and consumer watchdogs are alert. Charging people just to view a home could trigger a legal or political backlash. It\u2019s hard to imagine regional housing departments welcoming a scheme that charges the public for basic access.<\/p>\n<p>Still, if it\u2019s easy profit, and renters are desperate enough, don\u2019t be surprised if it slips through the back door. <\/p>\n<p>Renting in Spain: D\u00e9j\u00e0 vu or digital d\u00e9j\u00e0 non?<\/p>\n<p>There\u2019s no Rently clone in Spain just yet \u2013 but the signs are there. With more landlords leaning on digital tools, more portals going fully online, and foreign buyers flooding the market, tenants could soon be paying just to look.<\/p>\n<p>For now, the idea of pay-to-peek still sounds like a Silicon Valley fever dream.
