{"id":29477,"date":"2025-04-18T05:56:25","date_gmt":"2025-04-18T05:56:25","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/29477\/"},"modified":"2025-04-18T05:56:25","modified_gmt":"2025-04-18T05:56:25","slug":"rent-in-barnet-continues-to-rise","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/29477\/","title":{"rendered":"Rent in Barnet continues to rise"},"content":{"rendered":"<p><strong>The average private rent in Barnet reached \u00a31,820 per month in the year to February\u00a0\u2013 up 6% from \u00a31,714 a year prior reports Sonja Tutty, Data Reporter<\/strong><\/p>\n<p><img data-recalc-dims=\"1\" fetchpriority=\"high\" decoding=\"async\" width=\"960\" height=\"583\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/radarrent.jpg\" alt=\"A row of new looking terraced houses\" class=\"wp-image-36093\"  \/>Across London, the average rent was \u00a32,235 \u2013 rising 10% from the year before \u2013 (Credit \u2013 Radar)<\/p>\n<p>Rent in Barnet rose 6% over the past year, new figures show.<\/p>\n<p>It comes as campaign group Generation Rent said it is \u201cnonsensical\u201d not to have price caps on rent increases, adding it \u201cleads to poverty and homelessness\u201d.<\/p>\n<p><a href=\"https:\/\/www.ons.gov.uk\/economy\/inflationandpriceindices\/bulletins\/privaterentandhousepricesuk\/march2025\" target=\"_blank\" rel=\"noopener\">Provisional figures from the Office for National Statistics<\/a> show the average private rent in Barnet reached \u00a31,820 per month in the year to February<strong>\u00a0<\/strong>\u2013 up 6% from \u00a31,714 a year prior.<\/p>\n<p>It was also up 24% from an estimated \u00a31,465 a month five years ago.<\/p>\n<p>Data on rent prices is collected by the Valuation Office Agency from a variety of sources, including landlords and letting agents, with the aim of collecting data on approximately 10% of the market.<\/p>\n<p>Across London, the average rent was \u00a32,235 \u2013 rising 10% from the year before.<\/p>\n<p>Kensington and Chelsea had the highest rental cost in the region at \u00a33,643 per month, while the lowest was in Bexley at \u00a31,416.<\/p>\n<p>Ben Twomey, chief executive of Generation Rent, said rents have outpaced people\u2019s wages for years.<\/p>\n<p>He said: \u201cThey aren\u2019t going up so quickly anymore because, for too many of us, there is simply no money left.<\/p>\n<p>\u201cRenters cannot afford to wait any longer. Building affordable housing is welcome, but it will take years for renters to see the benefit.\u201d<\/p>\n<p>He added the government must act now to \u201cslam the brakes on soaring rents\u201d.<\/p>\n<p>\u201cWe have price caps on things like energy and water, but nothing to stop a landlord suddenly hiking the cost of someone\u2019s home. It\u2019s nonsensical and leads to poverty and homelessness, rippling through people\u2019s lives,\u201d he said.<\/p>\n<p>In February, the average private rent in Great Britain was \u00a31,338 per month. This was \u00a3100, or 8%, higher than 12 months ago.<\/p>\n<p>Nathan Emerson, chief executive of Propertymark, said there is \u201clittle surprise\u201d that rents continue to increase.<\/p>\n<p>He said: \u201cHowever, there are reasons to believe that they have not increased at the rate they have done in previous years. For example, recent data has found that annual rent inflation for new lets is running at its lowest level for 3.5 years.\u201d<\/p>\n<p>He added: \u201cPropertymark recognises that the UK government\u2019s aim is to safeguard renters and give them greater security.<\/p>\n<p>\u201cHowever, an unintended consequence of continued legislation placed on landlords is a real concern echoed across the industry as overly prohibitive regulations will likely contribute to a reduced supply of rental homes, an increase in rent prices, and make it harder for people to find affordable housing.\u201d<\/p>\n<p>The figures also show the different costs for various homes in Barnet, from \u00a31,394 for a one-bed property to \u00a33,016 for a home with four or more bedrooms in\u00a0February.<\/p>\n<p>Among the property types in the area:<\/p>\n<ul class=\"wp-block-list\">\n<li>A detached housed cost \u00a32,856 to rent per month<\/li>\n<li>A semi-detached cost \u00a32,404 per month<\/li>\n<li>A terraced house was \u00a32,077 per month<\/li>\n<li>And a flat or maisonette was \u00a31,622 a month<\/li>\n<\/ul>\n<p><strong>Independent news outlets like ours \u2013 reporting for the community without rich backers \u2013 are under threat of closure, turning British towns into news deserts.\u00a0<\/strong><\/p>\n<p><strong>The audiences they serve know less, understand less, and can do less.\u00a0<\/strong><\/p>\n<p><strong>If our coverage has helped you understand our community a little bit better, please consider supporting us with a monthly, yearly or one-off donation.\u00a0<\/strong><\/p>\n<p><strong>Choose the news.
