{"id":302738,"date":"2025-07-30T02:15:18","date_gmt":"2025-07-30T02:15:18","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/302738\/"},"modified":"2025-07-30T02:15:18","modified_gmt":"2025-07-30T02:15:18","slug":"latest-rent-prices-in-every-greater-manchester-borough-as-cost-of-renting-in-uk-reaches-new-record-high","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/302738\/","title":{"rendered":"Latest rent prices in every Greater Manchester borough as cost of renting in UK reaches new &#8216;record high&#8217;"},"content":{"rendered":"<p>Tenants are now paying \u00a3400 more per month than they were five years ago, Rightmove says<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/07\/1_GettyImages-1478692559jpgav.jpg\" loading=\"eager\"  \/>Here is what it now costs to rent across Greater Manchester(Image: Getty Images)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The cost of <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/renting\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">renting <\/a>in the UK has reached a new record high as tenants are now paying \u00a3400 more per month than they were five years ago.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">New data from <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/rightmove\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Rightmove<\/a> reveals that the average rent cost for new <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/news\/property\/\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">properties <\/a>coming onto the market outside of London has risen by 1.2 per cent this quarter to a new record of \u00a31,365 per calendar month (pcm).<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Despite another new record, the average asking rent for a home outside of London is now 3.9 per cent higher than this time last year, the lowest this annual growth figure has been since 2020.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Now, five years on from the pandemic starting, the average monthly rent that a new tenant will pay is \u00a3417 more than in 2020. This is an rise of 44 percent, outpacing the increase in average earnings over the same period, which have risen by 36 per cent.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \"><strong class=\"Strong_strong__e2x35\"><strong class=\"Strong_strong__e2x35\">Sign up to our Manchester property newsletter <\/strong><a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/newsletter-preference-centre\/?view=Solus&amp;mailingListId=bc20c6fc-2915-490b-ac8d-88931b38cffd&amp;utm_source=solusarticle\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\"><strong class=\"Strong_strong__e2x35\">here<\/strong><\/a><\/strong><\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">However, much of this growth in rents occurred during the pandemic years of 2021 and 2022. Since 2023, yearly rent rises have been gradually slowing.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The slowing in the pace of rent growth has been largely due to the balance between supply and demand improving.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Rightmove says we are &#8216;currently seeing the best balance between supply and demand in the rental market since 2020,&#8217; as the market continues to cool following the pandemic.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The number of available properties to rent is now 15 percent higher than at this time last year, with the North East (+33%) leading the way. However, it is still 29 per cent below 2019\u2019s level.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Tenant demand has also eased by 10 percent compared to last year. The combination of this means that the average number of enquiries a typical rental property receives is now 11. This is down from 16 last year, but up from seven at this time in 2019.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/07\/0_GettyImages-2193462913.jpg\" loading=\"lazy\"  \/>Monthly rents have gone up by more than \u00a3400 since 2020<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">In further positive signs for supply in the market, the latest snapshot of buy-to-let lending from UK Finance shows that there has been an increase in rental property investment compared to last year.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The total number of loans for buy-to-let properties is up by 17 percent so far this year versus the same period last year.
