Gross development value is put at \u00a348.5m.<\/p>\n<p>The plan comes on the back of early stakeholder engagement, surveys, reports and planning appraisals.<\/p>\n<p>The 2.5-acre site has been vacant in recent years, affected by fires and anti-social behaviour. Pickstock Group development director Liam Davies said that the scheme offered \u201ca dynamic approach to different housing typologies, offering affordable housing, open market sale and lease options, alongside a supporting care provision offer\u201d.<\/p>\n<p><a target=\"_blank\" rel=\"noopener\" href=\"https:\/\/www.theconstructionindex.co.uk\/redirect\/campaign\/12780\/\" title=\"Related Information\"><img decoding=\"async\" width=\"728\" height=\"90\" class=\"lazy\" alt=\"Related Information\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/38334-1751562716-J23188-JCB-UK-Q3-MiniCare-Run-of-Site-banner---1456-x-180px.gif\"\/><\/a><\/p>\n<p>Pickstock professional services team includes Glancy Nichol Architects and RPS Group, a Tetra Tech company.<\/p>\n<p>Glancy Nichol managing director Adam McPartland said: \u201cThis will be a comprehensive redevelopment of a brownfield site that is sensitive to the local characteristics, providing multi generation living, aligned with the needs of the local community. The scheme will create a sense of place that feels authentic, uplifting and contributing to the wider regeneration and delivery aspirations for the area.\u201d<\/p>\n<p>RPS planning director Jacob Bonehill added: \u201cThese proposals offer an opportunity to deliver much needed new homes and employment opportunities beyond the city centre. While the continued renaissance of the city core should be celebrated, for far too long the benefits of growth have been focused within the Inner Ring Road.
