{"id":326688,"date":"2025-08-08T01:56:11","date_gmt":"2025-08-08T01:56:11","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/326688\/"},"modified":"2025-08-08T01:56:11","modified_gmt":"2025-08-08T01:56:11","slug":"once-your-mortgage-has-been-paid-off-whats-the-best-use-of-the-freed-up-cash","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/326688\/","title":{"rendered":"Once your mortgage has been paid off, what\u2019s the best use of the freed up cash"},"content":{"rendered":"<p><a style=\"display:block\" href=\"https:\/\/www.theglobeandmail.com\/resizer\/v2\/4YPQDGHUJVB7VNRF3H7CJEKXUY.jpg?auth=bd0bb50931946e696202d486cf74d614bae1fce145a1b3376fcfbb5abec1454d&amp;width=600&amp;height=400&amp;quality=80&amp;smart=true\" aria-haspopup=\"true\" data-photo-viewer-index=\"0\" target=\"_blank\" rel=\"noopener\">Open this photo in gallery:<\/a><\/p>\n<p class=\"figcap-text\">Yutthana Gaetgeaw\/iStockPhoto \/ Getty Images<\/p>\n<p class=\"c-article-body__text text-pr-5\">Buying a house is the largest purchase most Canadians will ever make and finally paying off the mortgage is likely to be a game changer. <\/p>\n<p class=\"c-article-body__text text-pr-5\">But before the temptation to splurge on a pricey new car or a luxury vacation takes hold, experts say it\u2019s important to review your financial plan for this next chapter to ensure you\u2019re on track for wherever you want to go.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Nancie Taylor, an investment adviser with Meridian Credit Union in Fonthill, Ont., says repaying your mortgage opens up opportunity for all kinds of things. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cMy job isn\u2019t to tell them, you should do this and this and this,\u201d she said of her clients.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cIt\u2019s more about, OK, this is how you looked today. So where do you want to go tomorrow? And it\u2019s interesting where the conversation leads.\u201d<\/p>\n<p class=\"c-article-body__text text-pr-5\">For some, it might be early retirement, for others it might mean more travel, or helping children or grandchildren financially.<\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/real-estate\/article-real-estate-median-home-price-average-property\/\" target=\"_blank\" rel=\"noopener\">The median home price is $776,400. Here\u2019s what that buys across Canada<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">But while a mortgage payment can make up the largest part of the cost of home ownership, it isn\u2019t the only expense, so Taylor says the first step is to figure out just how much cash is being freed up. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cOftentimes people have their property taxes and their life insurance kind of all built into the payment,\u201d says Taylor, so that means the monthly savings may be less than you were thinking.<\/p>\n<p class=\"c-article-body__text text-pr-5\">In addition, utilities and the cost of maintenance and upkeep can add up. Appliances break down or wear out and things like roofs and windows need to be replaced periodically, not to mention any desire to update and upgrade your bathroom or kitchen.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Taylor says if you have other debt, especially high-interest debt such as credit card balances, now is the time to address that with your additional cash flow. If you\u2019ve been neglecting RRSP, TFSA or RESP contributions, now is also the time to catch up. <\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cIf you\u2019ve not maxed out your RRSPs every year and you have a significant amount of carry forward room, then redirecting some of that cash flow will actually give you more in your pocket today,\u201d she said.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Repaying your mortgage can also be a time to review other parts of your financial plan such as life insurance to ensure your coverage is still appropriate now that you don\u2019t have the large outstanding debt hanging over your head. <\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/investing\/markets\/inside-the-market\/article-real-estate-is-not-a-financial-slam-dunk-canadians-are-learning-the\/\" target=\"_blank\" rel=\"noopener\">Real estate is not a financial slam dunk, Canadians are learning the hard way<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cIf you\u2019re debt-free, then maybe you are over-insured now.
