{"id":345209,"date":"2025-08-15T00:37:15","date_gmt":"2025-08-15T00:37:15","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/345209\/"},"modified":"2025-08-15T00:37:15","modified_gmt":"2025-08-15T00:37:15","slug":"massive-new-neighbourhood-with-1300-homes-in-stockport-approved","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/345209\/","title":{"rendered":"Massive new neighbourhood with 1,300 homes in Stockport approved"},"content":{"rendered":"<p>It will see industrial buildings to the west of Stockport Viaduct demolished to make way for the new community.<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/0_JS376776216-1.jpg\" alt=\"New apartments will be built in the town centre.\" loading=\"eager\"  \/>New apartments will be built in the town centre.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Proposals for a huge town-centre neighbourhood in Stockport with up to 1,300 new homes have been approved.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Councillors on <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/stockport\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Stockport<\/a>\u2019s planning committee granted the <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/news\/greater-manchester-news\/another-step-stockports-incredible-transformation-32130141\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">\u00a3250m project<\/a> on August 14 during a meeting at the town hall.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It will see industrial buildings to the west of Stockport Viaduct demolished to make way for the new community.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \"><strong class=\"Strong_strong__e2x35\">To see planning applications; traffic and road diversions and layout changes; and more, visit the Public Notices Portal <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/publicnoticeportal.uk\/\" target=\"_blank\" aria-label=\"HERELink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">HERE<\/a><\/strong><\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">It has been described as &#8216;by far the largest residential proposal that has come forward in the borough&#8217;, and is led by developer ECF working with <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/stockport-council\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Stockport council<\/a> and the Stockport Mayoral Development Corporation (MDC).<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Coun Mike Newman said: \u201cWe\u2019ve got to capitalise on and play our part in the very exciting success of the Greater Manchester region economically, I think we\u2019ve got to share the confidence of our Victorian [ancestors], we look back and these guys went for it, so we\u2019d be foolish not to go for what we can go for, and share their confidence.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The designs involve creating a \u2018well-connected walkable place\u2019 as well as 1,573 sqm of space for businesses and the community.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Currently, the land is home to a mix of low-rise buildings on the intersection of King Street West and Daw Bank, including industrial and office use, as well as surface level car parking.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/0_JS377826225-1.jpg\" alt=\"Stockport councils planning committee meeting on August 14, 2025.\" loading=\"lazy\"  \/>Stockport councils planning committee meeting on August 14, 2025.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The transformation includes putting up three detached buildings between nine and 11 stories in height in plot one of the scheme, based on the existing Stagecoach bus depot which would be demolished.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Plots two and three will see buildings up to 11 and 16 stories in height. The tallest tower would be up to 94m, higher than the 34m Viaduct that is a famous part of Stockport\u2019s skyline.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Heritage concerns were raised by both Historic England and the Victorian Society about the height of the buildings.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The Victorian Society said in its representation that it \u2018recognises the need for housing\u2019 in Stockport, but added the work \u2018is considered to be unsympathetic and would result in harm to the significance of the grade-II listed viaduct.\u2019<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \"><strong class=\"Strong_strong__e2x35\">Join our Stockport WhatsApp group <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/chat.whatsapp.com\/F9uuTLqp0Kd5CXXLvoKlxD\" target=\"_blank\" aria-label=\"HERELink opens in a new tab.\" tabindex=\"0\" rel=\"noopener\">HERE<\/a><\/strong><\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">The plans do not include any affordable housing, but ECF has previously said it is trying to include 82 affordable homes as part of plot 1B.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">A council officer explained the lack of affordable housing as a result of the \u2018cost of implementing the development.\u2019<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Some councillors also raised concerns about the development.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/0_JS376096795-2.jpg\" alt=\"The plans will bring huge transformation.\" loading=\"lazy\"  \/>The plans will bring huge transformation.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">Coun Dean Fitzpatrick said Stockport \u2018needs to build homes like we\u2019ve never done before,\u2019 but raised fears about the scale of the work.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \">He said: &#8220;I have some real concerns about the cumulative scale and mass of development in the area.
