will not be required for a proposal to build more than 500 homes on <a href=\"https:\/\/plus.expressandstar.com\/news\/local-hubs\/dudley\/kingswinford\/2025\/07\/26\/plans-for-560-homes-on-dudley-green-belt-could-be-back-on-agenda-as-developer-lodges-application\/\" target=\"_blank\" rel=\"noopener\">land known locally as &#8216;The Triangle&#8217;<\/a> in Wall Heath.<\/p>\n<p>A formal planning application is expected to follow, at which point environmental matters will be considered.\u00a0<\/p>\n<p>Residents will also be able to comment as part of a formal consultation.<\/p>\n<p><a href=\"https:\/\/www.dudley.gov.uk\/council-community\/councillors\/find-my-councillor\/councillor-phil-atkins\/\" rel=\"noopener noreferrer\" target=\"_blank\">Councillor Phil Atkins<\/a>, cabinet member for development and regulation at <a href=\"https:\/\/www.dudley.gov.uk\/\" rel=\"noopener noreferrer\" target=\"_blank\">Dudley Council<\/a>, said: \u201cI want to make sure there is no confusion around the terminology as I don\u2019t want people to be alarmed by this.<\/p>\n<p>\u201cIn making this ruling around the EIA, we are in no way, shape or form saying we do not care about the environment or our green land.\u00a0<\/p>\n<p>&#8220;We are bound by the legislation and it not uncommon for an EIA not to be required for a proposed development of this size.<\/p>\n<p>\u201cIt does not mean we are accepting the principle of development on this site.<\/p>\n<p><img decoding=\"async\" (EIA) will not be required for a proposal to build more than 500 homes on The Triangle<\/p>\n<p>\u201cIt is a technical decision based on the legislation, with such assessments only normally taking place for developments much larger than this.<\/p>\n<p>\u201cWe expect a formal planning application will soon be submitted.<\/p>\n<p>\u201cGiven the location of the development, it is at that point that the applicant will be required to address in detail environmental matters.\u00a0<\/p>\n<p>&#8220;Residents will be able to make their views known as part of the consultation.<\/p>\n<p>\u201cI want to assure residents that the council is still very much in favour of a brownfield-led approach to meet the borough\u2019s housing demand into the future.<\/p>\n<p>\u201cAny applications submitted
