Property Services (LPS) and the north\u2019s statistics body Nisra, show ten homes were sold last year for in excess of \u00a31m.<\/p>\n<p class=\"c-paragraph\">It comes amid reports that UK Chancellor Rachel Reeves is considering a tax for the most expensive homes.<\/p>\n<p class=\"c-paragraph\">According to The Times, one proposal would remove the capital gains tax exemption on primary residences above \u00a31.5m.<\/p>\n<p><a class=\"c-link\" href=\"https:\/\/www.irishnews.com\/news\/business\/one-million-slashed-from-asking-price-of-government-owned-offices-in-belfast-city-centre-MABHB7UMBFA5BE3BWRT7SLECIM\/\" aria-hidden=\"true\" tabindex=\"-1\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"One million slashed from asking price of government owned offices in Belfast city centre\" class=\"c-image\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/YJ2CORO5CJF4BDFQUTX6JSSJYM.JPG\"  width=\"800\" height=\"450\"\/><\/a><a class=\"c-link\" href=\"https:\/\/www.irishnews.com\/news\/business\/one-in-five-northern-ireland-hospitality-business-have-run-out-of-cash-LNIULWVV75ATXEF33LYDOMWT24\/\" aria-hidden=\"true\" tabindex=\"-1\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"One in five Northern Ireland hospitality business &#x2018;have run out of cash&#x2019;\" class=\"c-image\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/1755697108_807_2BNNWHUJRJOTLBSIRGLI63OOEI.jpg\"  width=\"800\" height=\"450\"\/><\/a><\/p>\n<p class=\"c-paragraph\">Homeowners selling a property above that valuation would be subject to a capital gains tax at 18% for basic-rate taxpayers and 24% for higher taxpayers.<\/p>\n<\/p>\n<p class=\"c-paragraph\">But just three properties were actually sold above that threshold in the north last year, according to figures published as part of the latest Northern Ireland <a href=\"https:\/\/www.irishnews.com\/tags\/house-price-index\/\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.irishnews.com\/tags\/house-price-index\/\">House Price Index<\/a>.<\/p>\n<p class=\"c-paragraph\">They were located in Cultra and Killinchy in north Down, with the third sold in the Belmont area of Belfast.<\/p>\n<p class=\"c-paragraph\">According to <a href=\"https:\/\/www.irishnews.com\/tags\/propertypal\/\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.irishnews.com\/tags\/propertypal\/\">PropertyPal<\/a>, there are around three dozen homes currently on <a href=\"https:\/\/www.irishnews.com\/tags\/housing-market\/\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.irishnews.com\/tags\/housing-market\/\">the market<\/a>, or at the \u2018sale agreed\u2019 stage, listed above \u00a31.5m in Northern Ireland.<\/p>\n<p class=\"c-paragraph\">One of those to recently reach \u2018sale agreed\u2019 is a five-bedroom house on Clanbrassil Road, Cultra, which had been listed for \u00a33m. <\/p>\n<p class=\"c-paragraph\">Nine of the million pound plus homes bought in the north during 2024 were located in either Belfast or north Down, with the tenth located in Saintfield.<\/p>\n<p><img decoding=\"async\" data-chromatic=\"ignore\" alt=\"Average house price by district in the second quarter of 2025.\" class=\"c-image\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/6O6U6QGPKFAWDDHZ7ADNEF4XGY.JPG\"  width=\"800\" height=\"529\"\/>Average house price by district in the second quarter of 2025. <\/p>\n<p class=\"c-paragraph\">The latest data release for the housing market, revealed the average price of a home in the north stood at \u00a3185,108 in the second quarter (Q2) of 2025, an annual increase of 5.5%.<\/p>\n<p class=\"c-paragraph\">New build dwellings averaged at \u00a3243,127 in Q2 2025, a 0.8% increase over the quarter and 3.6% up over the year.<\/p>\n<p class=\"c-paragraph\">The price of existing properties averaged \u00a3179,485, up 5.8% year-on-year.<\/p>\n<p class=\"c-paragraph\">The average detached home sold for \u00a3288,651 in Q2, up 4.9% over the year, while semi-detached homes rose 5.8% in the past 12 months to \u00a3185,397.<\/p>\n<p class=\"c-paragraph\">Terrace homes were up 6% year-on-year to \u00a3132,370, just behind apartments, which averaged \u00a3138,319, an annual rise of 4.8%.<\/p>\n<p class=\"c-paragraph\">Despite prices being up over the year, house price inflation appeared to ease in five of the north\u2019s 11 districts last quarter, with the average price falling in Newry, Mourne &amp; Down (-1.3%); Causeway Coast &amp; Glens (-1.1%); Lisburn &amp; Castlereagh (0.6%); Antrim &amp; Newtownabbey (-0.7%); and Mid &amp; East Antrim (-0.6%) since the start of the year.<\/p>\n<p class=\"c-paragraph\">Mid Ulster (+4.7%) and Fermanagh &amp; Omagh (+3.3%) registered the sharpest increase between the first and second quarters.<\/p>\n<p class=\"c-paragraph\">The strongest annual price growth was recorded in Mid Ulster (+8%), just ahead of Belfast (+8%) and Derry City &amp; Strabane (+7.6%).<\/p>\n<p class=\"c-paragraph\">Mid &amp; East Antrim remained the most affordable place to buy (\u00a3164,339), while Lisburn &amp; Castlereagh was the most expensive (\u00a3219,097).<\/p>\n<p class=\"c-paragraph\">Meanwhile, worked started on more than 2,000 new homes in the north during Q2 2025.<\/p>\n<p class=\"c-paragraph\">It marked the busiest quarter for new home starts since early 2018.<\/p>\n","protected":false},"excerpt":{"rendered":"Just three houses changed hands for at least \u00a32 million in Northern Ireland last year.
