Two Greater Manchester<\/a> areas have been named the region’s latest property<\/a> hotspots where rented homes are being snapped up.<\/p>\n Prestwich<\/a> and Stockport<\/a> are emerging as the north west’s \u2018most investable\u2019 areas when it comes to rental yields, tenant demand and long-term growth potential, according to property network Lomond.<\/p>\n Their research draws on data from north west estate agents including Thornley Groves and Julian Wadden, two well-known names who manage thousands of homes across Greater Manchester.<\/p>\n Property agents from these local branches have now shared why both Prestwich and Stockport<\/a> are so highly sought-after in the rental <\/a>market.<\/p>\n Sign up to our Manchester property newsletter <\/strong>here<\/strong><\/a><\/p>\n With the market showing signs of renewed confidence and landlords actively expanding their portfolios, Prestwich and Stockport are proving that you don\u2019t need to look far from Manchester city centre<\/a> to find high demand and strong returns.<\/p>\n Prestwich The leafy commuter town of Prestwich<\/a> has long been a favourite for tenants requiring the best of both worlds.<\/p>\n It boasts easy access into Manchester city centre<\/a> via the Metrolink<\/a> or Bee Network, as well as having a buzzing local scene with independent shops, green spaces and a growing food and drink offer.<\/p>\n With a \u00a3100 million regeneration plan <\/a>underway with a new village square and community hub, Prestwich is fast becoming one of the ‘most investable’ suburbs in the north west with tenants and landlords alike taking notice.<\/p>\n \u201cPrestwich is standing out as a neighbourhood offering strong returns and clear growth potential,\u201d said Christopher Willey, regional director at Thornley Groves.<\/p>\n \u201cThe sought-after commuter links, Metrolink<\/a> access and vibrant local scene are driving consistent rental income, with indicators pointing to yields north of 6 percent.<\/p>\n \u201cThese returns are underpinned by ongoing town-centre regeneration, competitive pricing and an attractive lifestyle mix.\u201d<\/p>\n Stockport Meanwhile, Stockport<\/a> is also undergoing an impressive transformation. A \u00a31billion regeneration programme <\/a>is reshaping the town centre and the results are already showing in the rental market.<\/p>\n Stockport\u2019s appeal is also being driven by its growing reputation as a top commuter town, with more than 12 percent of Manchester city dwellers relocating there in recent years.<\/p>\n \u201cStockport is hitting yield levels close to or above 7 percent in places like SK1 and SK5,\u201d said Matthew Smith, managing director at Julian Wadden.<\/p>\n \u201cThat\u2019s fuelled by surging rents – up 16 percent in the past year – a lower entry price compared to central Manchester, and major investment in services and infrastructure.<\/p>\n \u201cWhen viewed alongside Manchester\u2019s 6.35 percent city-wide yield average, it\u2019s clear why investors see these suburbs as prime spots for both rental return and capital growth.\u201d<\/p>\n![](\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/08\/0_GettyImages-2166896078.jpg\")
