{"id":375744,"date":"2025-08-26T19:44:18","date_gmt":"2025-08-26T19:44:18","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/375744\/"},"modified":"2025-08-26T19:44:18","modified_gmt":"2025-08-26T19:44:18","slug":"hines-close-to-185m-london-office-buy","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/375744\/","title":{"rendered":"Hines Close To \u00a3185M London Office Buy"},"content":{"rendered":"<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/1744977801_959_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>Global investor <a class=\"tag tag-272\" href=\"https:\/\/www.bisnow.com\/tags\/hines\" target=\"_blank\" data-tag-id=\"272\" rel=\"noopener\">Hines<\/a> has agreed a deal to buy the Worship Square office building in the City of London\u00a0for \u00a3185M in one of the largest London office deals this year.\u00a0<\/p>\n<p>Hines will\u00a0buy the 140K SF building from\u00a0<a class=\"tag tag-123717\" href=\"https:\/\/www.bisnow.com\/tags\/hb-reavis\" target=\"_blank\" data-tag-id=\"123717\" rel=\"noopener\">HB Reavis<\/a>, <a href=\"https:\/\/greenstreetnews.com\/article\/hines-back-buying-in-london-with-185m-office-swoop\/\" target=\"_blank\" rel=\"noopener\">Green Street News reported<\/a>.<\/p>\n<p>It will be the company\u2019s first London office deal in two years.\u00a0<\/p>\n<p>The deal represents a yield of 5.9%, Green Street said. The building\u00a0was completed in July last year and is fully let\u00a0to tenants, including fintech firm Wise, which occupies 80K SF, and consultancy Frontier Economics.\u00a0<\/p>\n<p>The deal is\u00a0another step in the <a href=\"https:\/\/www.bisnow.com\/london\/news\/office\/the-london-office-market-is-back-baby-130044\" target=\"_blank\" rel=\"noopener\">slow but steady improvement<\/a>\u00a0in the London office investment market as buyers purchase new assets that have the potential for rental growth.\u00a0<\/p>\n<p>A joint venture between Australian pension fund <a class=\"tag tag-181387\" href=\"https:\/\/www.bisnow.com\/tags\/aware-super\" target=\"_blank\" data-tag-id=\"181387\" rel=\"noopener\">Aware Super<\/a> and <a class=\"tag tag-124680\" href=\"https:\/\/www.bisnow.com\/tags\/delancey\" target=\"_blank\" data-tag-id=\"124680\" rel=\"noopener\">Delancey<\/a> has bought a trio of London offices for more than \u00a3450M in the past six months.
