{"id":3803,"date":"2025-04-06T13:40:29","date_gmt":"2025-04-06T13:40:29","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/3803\/"},"modified":"2025-04-06T13:40:29","modified_gmt":"2025-04-06T13:40:29","slug":"mortgage-rates-set-to-fall-as-tariffs-spark-predictions-of-more-interest-rate-cuts-in-2025","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/3803\/","title":{"rendered":"Mortgage rates set to fall as tariffs spark predictions of more interest rate cuts in 2025"},"content":{"rendered":"<ul class=\"mol-bullets-with-font\">\n<li class=\"\"><strong>One mortgage broker thinks we could see a 3.5% fixed rate mortgage soon<\/strong><\/li>\n<\/ul>\n<p class=\"author-section byline-plain\">By <a href=\"https:\/\/www.thisismoney.co.uk\/profile-1821\/ed-magnus.html\" class=\"author\" target=\"_blank\" rel=\"noopener\">ED MAGNUS<\/a> <a rel=\"nofollow noreferrer noopener\" target=\"_blank\" href=\"https:\/\/twitter.com\/intent\/follow?screen_name=EdMagnus5&amp;tw_p=followbutton\" class=\"twitter-follow-author\"><\/a> <\/p>\n<p class=\"byline-section\"> Updated:  08:57 EDT, 4 April 2025   <\/p>\n<p class=\"mol-para-with-font\"><a style=\"font-weight: bold;\" target=\"_self\" href=\"https:\/\/www.thisismoney.co.uk\/money\/mortgageshome\/article-1687576\/What-mortgage-rates.html\" id=\"mol-a86122d1-1141-11f0-8be8-95a7cbd5c2e7\" class=\"\" rel=\"noopener\">Mortgage rates<\/a>\u00a0look set to fall over the coming weeks according to a key metric, after Donald Trump&#8217;s tariff announcements led to predictions of faster interest rate cuts.\u00a0<\/p>\n<p class=\"mol-para-with-font\">In response to <a style=\"font-weight: bold;\" target=\"_self\" class=\"\" href=\"https:\/\/www.thisismoney.co.uk\/money\/markets\/article-14564533\/Tariffs-negative-world-warns-Lagarde-Investors-braced-market-turmoil-Trump-plans.html\" rel=\"noopener\">Trump&#8217;s\u00a0tariff\u00a0announcements<\/a> on Wednesday, markets are now forecasting three further interest rate cuts this year by the Bank of England.<\/p>\n<p class=\"mol-para-with-font\">The general consensus is that <a style=\"font-weight: bold;\" target=\"_self\" href=\"https:\/\/www.thisismoney.co.uk\/money\/mortgageshome\/article-11885727\/When-rates-start-fall-Base-rate-forecasts.html\" id=\"mol-a86122d0-1141-11f0-8be8-95a7cbd5c2e7\" rel=\"noopener\">interest rates<\/a> will end up at 3.75 per cent by the end of 2025, rather than 4 per cent than was previously predicted.<\/p>\n<p class=\"mol-para-with-font\">Fixed-rate mortgage pricing is largely based on Sonia swap rates &#8211; the inter-bank lending rate which shows where banks think mortgage rates will be two or five years in the future.\u00a0<\/p>\n<p class=\"mol-para-with-font\">Five-year swaps have fallen to 3.64 per cent this morning, down from 4.08 per cent on 27 March.<\/p>\n<p class=\"mol-para-with-font\">Meanwhile two-year swaps hit 3.74 per cent, down from 4.11 per cent on 27 March.<\/p>\n<p class=\"mol-para-with-font\"><a style=\"font-weight: bold;\" class=\"\" rel=\"nofollow noreferrer noopener\" target=\"_blank\" href=\"https:\/\/www.landc.co.uk\/destination\/partners\/thisismoney?utm_source=thisismoney.co.uk&amp;utm_medium=referral&amp;utm_campaign=tim_module\">&gt; Could you save on your mortgage? the inter-bank lending rate, based on future interest rate expectations<\/p>\n<p>How far could mortgage rates fall?\u00a0<\/p>\n<p class=\"mol-para-with-font\">While the lowest fixed rate mortgage rarely go below the equivalent swaps, a margin has now opened up over the past few days that mortgage lenders are expected to respond to.<\/p>\n<p class=\"mol-para-with-font\">Hypothetically, it could send the lowest fixed rate mortgages down by up to 0.4\u00a0percentage points with lenders eager to do business at present.\u00a0<\/p>\n<p class=\"mol-para-with-font\">Unless swaps move upwards again, the lowest fixed rate deals, usually aimed at those with a 40 per cent deposit or more, could fall as low as around 3.75 per cent.\u00a0<\/p>\n<p class=\"mol-para-with-font\">There would also be improvements for those with smaller deposits or equity.\u00a0\u00a0<\/p>\n<p class=\"mol-para-with-font\">The lowest five-year fix for someone buying a home with a 20 per cent deposit is 4.3 per cent at present.<\/p>\n<p class=\"mol-para-with-font\">If five-year swaps remain at 3.68 per cent or lower over the coming weeks, then there the lowest fixed rate for those buying with a 20 per cent deposits could go to 4 per cent or lower.<\/p>\n<p class=\"mol-para-with-font\">&#8216;Mortgage borrowers may be in line for unexpected rate cuts following Donald Trump&#8217;s tariff interventions,&#8217; said Aaron Strutt of mortgage broker Trinity Financial.<\/p>\n<p class=\"mol-para-with-font\">&#8216;The cost of funding mortgages has dropped quite significantly which means lower fixed rates may be on their way.<\/p>\n<p class=\"mol-para-with-font\">&#8216;If lenders do pass on these funding cost reductions we may well get 3.5 per cent fixed rates again even though this seemed unlikely just a few days ago.&#8217;<\/p>\n<p class=\"mol-para-with-font\">Other experts we spoke to also expect mortgage rate cuts over the coming weeks.<\/p>\n<p class=\"mol-para-with-font\">Peter Stimson, head of product at MPowered Mortgages says falling mortgage rates would be one small silver lining amidst global stock markets tumbling.<\/p>\n<p class=\"mol-para-with-font\">&#8216;For now Trump&#8217;s tariff bombshell is delivering good news for anyone planning to buy a home or remortgage,\u00a0said Stimson.<\/p>\n<p class=\"mol-para-with-font\">&#8216;The rapid fall in swap rates has fired the starting gun on a new wave of competition on mortgage rates.<\/p>\n<p class=\"mol-para-with-font\">&#8216;Next week should see many lenders make significant reductions to the rates they offer to new borrowers.<\/p>\n<p class=\"mol-para-with-font\">&#8216;Customers with a 20 per cent deposit should be able to pick up a fixed rate of around 4 per cent, and if you&#8217;re lucky enough to have a 40 per cent deposit you could see rates of 3.8 per cent or even 3.75 per cent.&#8217;<\/p>\n<p class=\"mol-para-with-font\">Mark Harris, chief executive of mortgage broker SPF Private Clients is also expecting a flurry of rate cuts if swaps don&#8217;t go back up again.<\/p>\n<p class=\"mol-para-with-font\">He says: &#8216;Assuming no bounce back in the other direction, I would expect a flurry of five-year fixed rates starting with a 3 as opposed to the current position of only one or two priced under 4 per cent.<\/p>\n<p class=\"mol-para-with-font\">&#8216;I would not rule out a five-year at 3.75 per cent in the next week or so if this is where swap rates settle.<\/p>\n<p class=\"mol-para-with-font\">&#8216;Easter is also a traditionally quiet period with many people away or putting mortgage moves on hold so lenders may think this is a good time to offer a cheap rate without threatening service levels too much.&#8217;<\/p>\n<p><a href=\"https:\/\/www.thisismoney.co.uk\/money\/mortgageshome\/fb-8946397\/Best-mortgage-rates-Moneys-help.html\" target=\"_blank\" rel=\"noopener\">Best mortgage rates and how to find them<\/a> <\/p>\n<p class=\"mol-para-with-font\">Mortgage rates have risen substantially over recent years, meaning that those remortgaging or buying a home face higher costs.<\/p>\n<p class=\"mol-para-with-font\">That makes it even more important to search out the best possible rate for you and get good mortgage advice.\u00a0<\/p>\n<p class=\"mol-para-with-font\">Quick mortgage finder links with This is Money&#8217;s partner L&amp;C<\/p>\n<p class=\"mol-para-with-font\"><a style=\"font-weight: bold;\" class=\"\" rel=\"nofollow noreferrer noopener\" target=\"_blank\" href=\"https:\/\/www.landc.co.uk\/destination\/partners\/thisismoney-cb2cta1\">&gt;
