However, in new images taken this week, diggers have been seen conducting clearance work, and scaffolding has been erected, at the former Old Roan, prompting rumours the archaeological work has now begun.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The Old Roan Inn in <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/all-about\/aintree\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Aintree<\/a> was once a thriving public house which first opened its doors in 1908 and the building is considered to be a non-designated heritage asset (NDHA). According to historical records, the Old Roan Inn was documented for the first time in 1798 and subsequently torn down before construction on the current building began in 1890.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The Old Roan building was acquired by 2M Developments Ltd in 2021 who initially applied to <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/all-about\/sefton\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Sefton<\/a> Council in 2023 for permission to knock down the building and construct a three to four storey apartment block.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">However, after a follow up assessment in 2024, the plans were altered to a three storey build and a <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/news\/liverpool-news\/old-roan-pub-torn-down-30102527\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">new application was approved at a planning committee<\/a> in October last year \u2013 subject to conditions.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/09\/1757254214_473_0_Site-of-the-former-Old-Roan-pub-in-Aintree.jpg\" alt=\"Site of the former Old Roan pub in Aintree\" loading=\"lazy\"  \/>Site of the former Old Roan pub in Aintree(Image: LDRS)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The pub in was closed down more than ten years ago and has remained vacant ever since. While the pub\u2019s closure divided opinion at the time, the building has continued to attract controversy over its dilapidated condition, with then landlord Commercial Realty Ltd fined over \u00a316,000 in 2020 for failing to carry out remedial works.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The local landmark has fallen into a state of disrepair since closing its doors in 2013. Since then the building has become something of an eyesore and many residents have expressed concerns about the condition of the site.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">In an update published in mid-August, the Liverpool <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">ECHO<\/a> looked at publicly available information on Sefton Council\u2019s planning portal and found a new planning application adjoined to the previous proposals and specifically addressing the following \u2018reserved conditions\u2019 relating to \u2018historic buildings\u2019, \u2018archaeology\u2019, \u2018refuse\u2019 and cycle parking.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">One of these conditions stated: \u201dNo development or site clearance shall commence until a written scheme of investigation for archaeological work has been submitted to and approved in writing by the local planning authority.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Adding: \u201cShould human remains, structures or deposits of archaeological interest be uncovered during the fieldwork, the Planning Archaeologist to the LPA will be consulted on the acceptable course of action.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/09\/1757254215_134_0_Site-of-the-former-Old-Roan-pub-in-Aintree.jpg\" alt=\"Site of the former Old Roan pub in Aintree\" loading=\"lazy\"  \/>Site of the former Old Roan pub in Aintree(Image: LDRS)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">\u201cIt is anticipated that this will entail the archaeological investigation, recording and recovery of artefacts\/samples and other remains.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">In relation to the appearance of diggers and newly erected scaffolding, the <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/\" target=\"_self\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">ECHO<\/a> contacted the company who produced the \u2018written scheme of investigation\u2019 \u2013 Archaeological Research Services Ltd \u2013 to ask whether the investigation project had begun.
