{"id":423752,"date":"2025-09-14T13:14:11","date_gmt":"2025-09-14T13:14:11","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/423752\/"},"modified":"2025-09-14T13:14:11","modified_gmt":"2025-09-14T13:14:11","slug":"pudsey-highways-safety-concerns-scupper-takeaway-plan-at-former-hsbc-bank","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/423752\/","title":{"rendered":"Pudsey: Highways safety concerns scupper takeaway plan at former HSBC bank"},"content":{"rendered":"<p class=\"has-text-align-right\"><strong>By John Baron<\/strong><\/p>\n<p>Plans to repurpose part of the former HSBC bank building in Pudsey town centre into a food take-away outlet have been refused by Leeds City Council planners.<\/p>\n<p>Ali Salem Naif Al-Shamary\u2019s plan would have created two full time jobs at the former bank chamber, which has been empty since<strong><a href=\"https:\/\/westleedsdispatch.com\/new-closure-date-for-pudsey-hsbc-branch-revealed\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u00a0it closed its doors<\/a>\u00a0<\/strong>in October 2020.<\/p>\n<p>The takeaway would have opened 11am to 11pm weekdays, and until midnight on weekends and bank holidays.<\/p>\n<p>A design statement submitted with the application described the proposal as a \u2018sensitive, policy-compliant redevelopment that reactivates the building without compromising its heritage or the Conservation Area\u2019.<\/p>\n<p>But the plan received 88 objections and one supportive comment.<\/p>\n<p>Council planners refused the plan due to its impact on neighbouring residential flats, visual amenity and parking concerns.<\/p>\n<p>A planning officer\u2019s report concludes: \u201cThe Local Planning Authority considers that the proposal to have a new takeaway use adjacent to existing residential flats, installation of a low-level extraction flue and increased parking demand in close proximity to residential windows would introduce a new source of fumes, odour and noise which would adversely impact on neighbouring residential amenity.\u201d<\/p>\n<p>The plans\u00a0<a href=\"https:\/\/publicaccess.leeds.gov.uk\/online-applications\/applicationDetails.do?activeTab=documents&amp;keyVal=SZ8BWEJBMYQ00\" target=\"_blank\" rel=\"noopener\">can be viewed in full here<\/a>.<\/p>\n<p>A small hot food takeaway kiosk next to the former HSBC bank building\u00a0were\u00a0<a href=\"https:\/\/westleedsdispatch.com\/pudsey-food-kiosk-refused-next-to-former-hsbc-bank\/\" target=\"_blank\" rel=\"noopener\">refused planning permission<\/a>\u00a0in May.
