It cost \u00a3182,000 to buy the average home in Liverpool in the 12 months to July, according to the latest figures from the Office for National Statistics.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">That\u2019s 9.7% more than a year earlier, an increase of \u00a316,000. Back in 2023, the average home in the city was \u00a3159,000, meaning prices have increased \u00a323,000 in just two years. <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/all-about\/sefton\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Sefton<\/a> saw the next largest increase in Merseyside.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The average house price increased by 7.9% to \u00a3219,000, which is also an increase of \u00a316,000 compared to a year earlier.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">In <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/all-about\/knowsley\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Knowsley<\/a>, average house prices increased by 6.4% to \u00a3189,000. In July 2023, prices fell by 0.7% compared to a year earlier.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The period between July 2023 and March 2024 was the first time since 2012 that house prices in the UK had fallen compared to the previous year.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">A total of 61 of the UK\u2019s 360 local authority areas have seen a fall in average house prices in the 12 months to July, and in another 36, prices have either remained the same or grown by 1.0% or less.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The East Sussex seaside town of Eastbourne has seen the biggest decrease in average property prices over the last 12 months.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The average home there sold for \u00a3243,000 in the year to July. That\u2019s 10.4% less than a year earlier.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">In Ceredigion, Wales, prices fell by an average of 6.8% to \u00a3218,000, while in Wandsworth the average fall was 6.4% to \u00a3691,000 and in Mid Devon it was 5.6% to \u00a3281,000.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The property market in London is struggling more than anywhere else in the country.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">House prices increased by just 0.7% in the capital over the last 12 months.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">That\u2019s compared to increases such as 7.9% in the North East, 5.5% in Northern Ireland, and 4.8% in the North West &#8211; the three regions with the highest growth.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">In fact, 13 London boroughs have seen property prices decrease over the last 12 months &#8211; Wandsworth (-6.4%), Hammersmith and Fulham (-5.3%), City of Westminster (-4.8%), Barnet (-4.7%), Brent (-4.6%), Tower Hamlets (-4.5%), City of London (-4.2%), Islington (-3.9%), Greenwich (-3.6%), Kensington and Chelsea (-2.5%), Lambeth (-1.5%), Southwark (-1.4%), and Hackney (-0.7%).<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">By contrast, Sunderland is the UK\u2019s property hotspot of the moment.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The average home in the North East city cost \u00a3147,000 in the 12 months to July. That\u2019s 12.7% more than a year earlier.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">In Renfrewshire, the average home costs \u00a3162,000, which is 11.0% more than a year ago.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">In Perth and Kinross the increase was 10.8%, in County Durham it was 10.4%, in <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.liverpoolecho.co.uk\/all-about\/halton\" target=\"\" aria-label=\"\" tabindex=\"0\" rel=\"noopener\">Halton<\/a> it was 10.2% and in Hartlepool it was 10.0%.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">Inverclyde is the cheapest place to buy a home in the UK.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">The average property there costs \u00a3114,000, up 3.7% from a year ago.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\" publication=\"liverpoolecho\">Burnley is the second cheapest place to buy a home in the UK. The average house price in the Lancashire town is \u00a3125,000 (up 5.9%).
