{"id":451149,"date":"2025-09-25T20:08:15","date_gmt":"2025-09-25T20:08:15","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/451149\/"},"modified":"2025-09-25T20:08:15","modified_gmt":"2025-09-25T20:08:15","slug":"area-housing-market-mirrors-national-move-toward-balance","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/451149\/","title":{"rendered":"Area housing market mirrors national move toward balance"},"content":{"rendered":"<p>            <a href=\"https:\/\/s25562.pcdn.co\/wp-content\/uploads\/2023\/06\/iStock-housing-market-chart-illustration-scaled.jpg.optimal.jpg\" data-caption=\"\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" width=\"1068\" height=\"450\" class=\"entry-thumb td-modal-image lazyload\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/09\/iStock-housing-market-chart-illustration-1068x450.jpg.optimal.jpg\"  data- alt=\"\" title=\"iStock-housing market chart illustration\" style=\"--smush-placeholder-width: 1068px; --smush-placeholder-aspect-ratio: 1068\/450;\"\/><\/a><\/p>\n<p>U.S. existing-home sales were essentially flat in August as high borrowing costs and tight supply continued to squeeze the lower end of the market, according to the latest figures from the <a href=\"https:\/\/www.nar.realtor\/newsroom\/nar-existing-home-sales-report-shows-0-2-decrease-in-august\" target=\"_blank\" rel=\"noopener\">National Association of Realtors.<\/a><\/p>\n<p>The August numbers signal a shift toward balance, a trend also observed in the Greater Baton Rouge market.<\/p>\n<p>Sales nationally ran at a seasonally adjusted annual rate of 4 million, down 0.2% from July but up 1.8% from the same period a year earlier.<\/p>\n<p>Inventory slipped 1.3% from July\u2014the first monthly drop this year\u2014but remained 11.7% above last year, leaving a lean 4.6 months\u2019 supply. The national median price rose 2% to $422,600, the 26th straight annual gain. Homes spent an average of 31 days on market, up from 26 a year ago.\u00a0<\/p>\n<p>While <a href=\"https:\/\/www.businessreport.com\/realestate\/heres-how-the-local-housing-market-performed-in-august\" target=\"_blank\" rel=\"noopener\">Greater Baton Rouge <\/a>showed similar momentum toward balance, there are some differences. Across East Baton Rouge, Ascension and Livingston parishes, 861 homes sold in August, up 5.5% year over year. Active listings increased 3.7% to 3,355, lifting the months\u2019 supply to 4.5, nearly in line with the national level. The median price increased 2.7% to $272,200, and days on market improved slightly to 67.<\/p>\n<p>The U.S. and Greater Baton Rouge housing markets are both seeing an increase in inventory from a year ago and price growth easing. Nationally, the affordable tier remains constrained, while Baton Rouge\u2019s supply has improved even as new listings have fallen, conditions that continue to favor well-priced, move-in-ready homes.
