One of the most expensive residential pockets in the country, its highly desirable garden squares are lined with stately stucco townhouses that were once home to Margaret Thatcher (Chester Square) and Vivien Leigh (Eaton Square). <\/p>\n<p>Walk down Lyall Street, where the palatial, Grade II-listed childhood home of the Delevingne sisters will set you back \u00a321m, and it\u2019s all embassies and blacked-out Bentleys. <\/p>\n<p>But the area is served by the less elegant Victoria Station and the ghastly coach station where tourists seem unable to walk in a straight line with their wheely suitcases. <\/p>\n<p>Down Elizabeth Street, upmarket boutiques are eclipsed by day-trippers queuing for Peggy Porschen cupcakes and posing with sprigs of eucalyptus outside boujee deli Bayley &amp; Sage \u2014 all for the \u2019gram.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/Pimlico-Road-9rv6ngys.jpeg\" width=\"2000\" height=\"1333\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Daniel Lynch<\/p>\n<p>Persevere to the bottom of Ebury Street and you are greeted with one of Europe\u2019s most celebrated design districts: <a href=\"https:\/\/www.standard.co.uk\/topic\/pimlico\" target=\"_blank\" rel=\"noopener\">Pimlico<\/a> Road. <\/p>\n<p>Populated with the cr\u00e8me de la cr\u00e8me, there\u2019s Fermoie, Sibyl Colefax &amp; John Fowler and Howe for fabrics, Soane for handcrafted rattan furniture, Linley for heirloom pieces, Bonadea for tableware and Cox London, a furniture, lighting and art studio founded by Christopher and Nicola Cox. <\/p>\n<p>Flanked by Pimlico \u201cproper\u201d to the south and prim-and-proper Chelsea to the west, \u201cyou would not think you were in the middle of London, it\u2019s like being in a village in Wiltshire or the Cotswolds,\u201d says Milly Allender, showroom manager at Plain English kitchens.<\/p>\n<p>The road and charming backstreets have been a destination for offbeat yet quality antiques since the 1960s. <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/Bennison-Fabrics-showroom-yl8qj9xq.jpeg\" width=\"2000\" height=\"2800\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Bennison Fabrics showroom<\/p>\n<p>Supplied<\/p>\n<p>Renowned decorator Geoffrey Bennison, whose legacy lives on with a fabric shop at 16 Holbein Place, counted Catherine Deneuve and Jean Shrimpton as clients. <\/p>\n<p>On Ebury Street, just a few doors up from where Mozart resided, cookery writer Elizabeth David\u2019s kitchenware shop was once the only place in the capital to purchase Le Creuset. <\/p>\n<p>Now occupied by esteemed furniture-maker Pinch, its co-founder Oona Bannon says of the area: \u201cIt\u2019s central for people who are passing through, but you have to know it\u2019s there to seek it out. It\u2019s a rare gem in terms of independent businesses with creativity at the heart and with a commitment to making.\u201d<\/p>\n<p>A genuinely collaborative spirit pervades, with old-fashioned shop-keeping still at its core. Store managers are on first-name terms with each other, sharing window-cleaners and minding each others\u2019 deliveries, with the team at Plain English often popping to Edward Bulmer over the road for paint samples. <\/p>\n<p><strong>Great transport:<\/strong> Avoid the coach station like the plague and stroll to Sloane Square for the District and Circle Lines to go west, and Victoria to zoom into the West End at speed.<\/p>\n<p><strong>Window dressing: <\/strong>Take a trip during the Chelsea Flower Show to marvel at the bloomingly brilliant floral displays, and the creative installations during London Craft Week.<\/p>\n<p><strong>Party time:<\/strong> The highlight of the year is the wholesome-sounding Pimlico Road Summer Party, when showrooms throw open their doors and the Champagne flows.<\/p>\n<p>\u201cI suppose it\u2019s an effect like osmosis \u2014 with so many remarkable shops others will always be attracted to the area and it will continue to grow organically,\u201d muses Philip Hooper, joint managing director of Sibyl Colefax &amp; John Fowler.<\/p>\n<p>What was formerly marsh land (known as The Five Fields) is now synonymous with good taste and a little English eccentricity. On Saturdays the fresh produce of the farmer\u2019s market takes over Orange Square. <\/p>\n<p>The Orange, a former brewery built on the site of a coffee house, is a pub with rooms (decked out in Bulmer\u2019s paints, natch) where everyone goes to let off steam and devour pizza. <\/p>\n<p><strong>Parking: <\/strong>\u2018Fierce\u2019 is how one local describes the traffic wardens.<\/p>\n<p><strong>Sundays:<\/strong> Most boutiques are closed, lending the area a ghost town-like quality. <\/p>\n<p>Bannon favours The Fox and Hounds on Passmore Street. \u201cIt\u2019s the sort of tiny pub where everyone has to shuffle every time someone moves inside,\u201d she says.<\/p>\n<p>La Poule au Pot is an authentic French institution which has been serving up leisurely lunches since the 1960s. <\/p>\n<p>Daylesford is hard to beat for a casual salad, sweet treat or a fancy ready meal to take home for dinner. The coffee at Danish espresso bar Hagen has the staff at Edward Bulmer buzzing for the whole day (they also recommend the smoked salmon open sandwiches on rye bread).<\/p>\n<p>Where to live near Pimlico Road<\/p>\n<p>Chris Venter, area director at estate agency John D Wood and Co, notes how the residents are just as eclectic. \u201cWe see young professionals looking for flats with character, downsizers seeking peace but not isolation, and international buyers who value the area\u2019s discreet charm and centrality. <\/p>\n<p>Many residents are employed in politics, diplomacy and finance \u2014 think Westminster, the City or nearby hedge funds in Mayfair. We also see creatives and media professionals drawn to Pimlico\u2019s slightly understated style \u2014 it\u2019s close to the action, but not flashy like some of its neighbours.\u201d <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/Edward-Bulmer-x7nyfags.jpeg\" width=\"2000\" height=\"1333\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Edward Bulmer<\/p>\n<p>Anna Batchelor<\/p>\n<p>High on property hunter\u2019s lists are well-proportioned Georgian and early Victorian terraced houses \u201cthat have been tastefully modernised while retaining period character\u201d, according to Toby Simmons, head of sales at Hamptons in Sloane Square and Knightsbridge. <\/p>\n<p>Everyone is far too busy to consider a project. \u201cThere\u2019s growing interest in discreet, turnkey mews houses \u2014 particularly those that combine architectural flair with private parking,\u201d he adds.<\/p>\n<p>The garden squares are unsurprisingly popular, with Venter name-checking St George\u2019s and Warwick squares as constantly sought-after. <\/p>\n<p>\u201cEccleston Square is another prized address, with beautifully maintained period homes and private garden access,\u201d he reveals. However, Fred Roberts, head of lettings at Hamptons in Sloane Square, says that \u201canything best in class rarely makes the open market\u201d. <\/p>\n<p>One of his favourite streets is Bloomfield Terrace, where Los Angeles rug brand Woven Place chose a cavernous historic building for its London showroom. <\/p>\n<p>Flats typically start around \u00a3600,000 for a one-bedroom in a good spot, with two-beds fetching between \u00a3850,000 and \u00a31.2 million, according to Venter. <\/p>\n<p>Larger flats on garden squares can reach upwards of \u00a32.5m and freehold houses can climb north of \u00a36m for prime addresses. <\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/Homes-on-Ebury-Street-wzi3e7pi.jpeg\" width=\"2000\" height=\"1333\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Properties on Ebury Street<\/p>\n<p>Daniel Lynch<\/p>\n<p>Toby Simmons of Hamptons says Ebury Street, Bourne Street and Orange Square are \u201cperennial favourites, mainly for their village-like charm. <\/p>\n<p>Chester Row and South Eaton Place are also highly prized for their elegant period homes and quiet, residential feel just moments from the local thoroughfare and amenities.\u201d<\/p>\n<p>Helping to cater to demand are new developments such as Ebury SW1, which boasts luxury apartments and duplexes along Ebury Bridge Road, and the uber-luxe Chelsea Barracks, where a six-bedroom, Georgian-inspired, art-filled townhouse designed by Spinocchia Freund is presently commanding \u00a345m. <\/p>\n<p>Schools aren\u2019t in short supply around here \u2014 there are state primaries and private preps \u2014 but this exclusive spot isn\u2019t exactly nappy valley. <\/p>\n<p>What\u2019s new in the area?<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/Newsons-Yards-u1hfuraw.jpeg\" width=\"2000\" height=\"1333\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Newson\u2019s Yard<\/p>\n<p>Daniel Lynch<\/p>\n<p><a href=\"https:\/\/www.standard.co.uk\/topic\/pimlico-road\" target=\"_blank\" rel=\"noopener\">Pimlico Road<\/a> itself continues to evolve with a new wave of retailers; Rose Uniacke, who worked her magic on the Beckhams\u2019 Holland Park home, has three eponymous boutiques dotted along the road (the woman herself lives in an extraordinary, one-time artist\u2019s studio just a 15-minute walk away). <\/p>\n<p>There\u2019s also newish arcade Newson\u2019s Yard, where the veteran of interior design, Nina Campbell, has her boutique and studio. <\/p>\n<p>The site of London\u2019s oldest timber yard, it also boasts Wildflowers, a Mediterranean restaurant, The Lacquer Company and And Objects, the shop co-founded by interior design hotshot Martin Brudnizki. <\/p>\n<p>Eddie Redmayne has been spotted eyeing up artworks in there, while film-maker and actor Emerald Fennell walked in and snapped up the leather-wrapped Easton chair, which she took home in the back of a black cab.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/04\/Pinch-London-ca5rssnk.jpeg\" width=\"1333\" height=\"2000\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Pinch London on the site of Elizabeth David\u2019s cookware shop<\/p>\n<p>Supplied<\/p>\n<p>The interior designer Joanna Plant is a Pimlico Road regular, sourcing finishing touches like lampshades from Fermoie and antique textiles from Howe. She always makes a beeline for fireplace and lighting specialist Jamb. <\/p>\n<p>\u201cEven if you can\u2019t afford anything in there, it\u2019s a good place to go and hone your eye,\u201d she says. <\/p>\n<p>But another designer anonymously shares how she finds the general lack of footfall off-putting: \u201cWhen you go into showrooms you\u2019re often the only person in there which can feel slightly awkward and there isn\u2019t much of a buzz.\u201d<\/p>\n<p>Instead, the excitement comes courtesy of a certain royal who passes through rather frequently. \u201cThere\u2019s nothing more stimulating in your day than hearing the whistles of the King\u2019s carriage approaching at speed \u2014 we all go out and wave,\u201d enthuses Allender. <\/p>\n<p>It\u2019s a unique novelty which refuses to wear off. \u201cIt\u2019s quintessential London,\u201d says Bannon.<\/p>\n","protected":false},"excerpt":{"rendered":"Belgravia is a zone 1 enclave choc-full of contradictions.
