Greater Manchester town’s major \u00a3100m regeneration with huge hotel and hundreds of homes approvedCGI of the Church Wharf development which has been approved by Bolton council<\/p>\n

The long-awaited \u00a3100m regeneration of a massive, long-derelict part of Bolton<\/a> town centre has been approved.<\/p>\n

Described as \u2018once in a generation opportunity\u2019, Watson Homes has been granted permission to create a new neighbourhood of 418 homes, a 130-room hotel and commercial space at the Church Wharf site.<\/p>\n

The leader of Bolton council Nick Peel said the importance of the development, which will see more than 1,000 people living there, \u2018can\u2019t be underestimated\u2019.<\/p>\n

He said: \u201cChurch Wharf is a key development site at a strategic gateway to the town centre, and as work nears completion on projects like Moor Lane and Deansgate<\/a> Gardens, this marks an exciting new phase in Bolton\u2019s regeneration.<\/p>\n

\u201cLet\u2019s see those boots on the ground, let\u2019s see those spades, let\u2019s see those cranes, because we can do it in Bolton, we\u2019ve proven we can and this is the next stage.\u201d<\/p>\n

The Church Wharf site, near the River Croal and St Peter\u2019s Way, has sat dormant for decades and is identified as a key priority within Bolton\u2019s town centre masterplan.<\/p>\n

The development is supported by \u00a35m from the Greater Manchester Combined Authority\u2019s brownfield housing fund, and follows the council\u2019s provisional agreement to sell the land earlier this year.<\/p>\n

The 7.5-acre riverside location near Bolton Parish Church, will see a three-phase development, bringing a mix of one, two and three-bedroom apartments and houses to the area, with a portion allocated for affordable housing.<\/p>\n

The plans include a public plaza named as \u2018Churchbank Square\u2019 which would be \u2018a focal point for both residents and the public located at the bottom of Church Bank\u2019.<\/p>\n

The scheme, which will see 12 new blocks built, will also create space for restaurants, shops, and leisure operators, with Watson Homes saying it will \u2018establish a new destination in the heart of Bolton\u2019.<\/p>\n

The scheme was passed unanimously by Bolton\u2019s planning committee. Coun David Grant, said: \u201cI agree with the mix of housing. I think we sometimes forget there are single people and couples that don\u2019t necessarily qualify for affordable or social housing.<\/p>\n

\u201cSo it\u2019s important we have a mix like this for a town centre environment. This is what real regeneration looks like at what was a scar on the town. Let\u2019s get cracking with it.\u201d<\/p>\n

Coun John McHugh, said: \u201cI actually love the design which does pay homage to Bolton\u2019s industrial past. It reminds me of Liverpool\u2019s Albert Dock.<\/p>\n

\u201cIt will transform derelict land into a vibrant social and economic hub. It looks phenomenal.\u201d<\/p>\n

Rob Watson, director at Watson, added: \u201cWe\u2019re incredibly proud to be moving forward with Church Wharf, a project that represents a major opportunity for the community of Bolton.<\/p>\n
