The typical home now costs \u00a3216,496, though prices remain well below the UK average.<\/p>\n<p class=\"yf-1090901\">Meanwhile, Scotland recorded annual price growth of 4.5% in September to an average of \u00a3215,588. In Wales, property values rose 1.9% year-on-year to \u00a3227,845.<\/p>\n<p class=\"yf-1090901\">In England, the North East, recorded the strongest annual growth with prices up 4.8% to \u00a3180,443, followed by the North West (3.9%).<\/p>\n<p class=\"yf-1090901\">The South West saw a second consecutive price fall by 0.2% over the past year (previously 0.7%) with prices now \u00a3303,067.<\/p>\n<p class=\"yf-1090901\">Prices are up only very slightly on the year in London (0.6%) and the South East (0.2%)<strong>, <\/strong>with the capital remaining the most expensive part of the UK, with an average property value of \u00a3543,497.<\/p>\n<p class=\"yf-1090901\">\u201cAn [average] fall in house prices reflects the ongoing pressure on the housing market from higher borrowing costs, economic uncertainty, and affordability constraints,&#8221; said Nathan Emerson, CEO of Propertymark.<\/p>\n<p class=\"yf-1090901\">&#8220;While price declines may raise concerns among homeowners and sellers, they also present opportunities, particularly for first-time buyers who have struggled with stretched affordability in recent years.&#8221;<\/p>\n<p class=\"yf-1090901\">The latest report confirms a narrative set by the Nationwide House Price Index release <a data-i13n=\"cpos:1;pos:1\" href=\"https:\/\/uk.finance.yahoo.com\/news\/uk-house-prices-mortgages-nationwide-unemployment-wages-064118116.html\" data-ylk=\"slk:last week;cpos:1;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" target=\"_blank\" rel=\"noopener\">last week<\/a>. The data then showed house price growth steadying even as concerns about borrowing costs and affordability continue to percolate.<\/p>\n<p class=\"yf-1090901\">In August, the Bank of England cut its key interest rate, guiding borrowing costs, to 4%, its lowest level in more than two years.
