Taken from council planning document.<\/p>\n<p>On the other side of the road would be a four-storey building with 21 homes and a conversion of the Nightingale Works building.<\/p>\n<p>A council officer\u2019s report, published ahead of a planning meeting next week, identified numerous benefits the development could provide.<\/p>\n<p>These include new housing, commercial floorspace, the redevelopment of vacant buildings and \u201cexemplary\u201d architecture.<\/p>\n<p>But it goes on to raise a number of concerns, including the possible impact on certain properties in Great Hampton Street and the nearby Gilders Yard apartments \u2013 an issue it describes as \u201cregrettable\u201d.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/10\/9323ebfa-6b1a-4c4e-8ef2-5a556cac542d.PNG\"   alt=\"Visualisation of the proposed development in Great Hampton Row, Birmingham. Taken from council planning document.<\/p>\n<p>\u201cThe harms in terms of impact on light, outlook and privacy are significant, particularly in respect of the internal experience of the Gilders Yard apartments,\u201d it said.<\/p>\n<p>\u201cHowever, the harm is limited by the low number of units affected.\u201d<\/p>\n<p>Another potential issue the council officer identifies is the loss of employment land that would arise if the development is approved.<\/p>\n<p>But they continue that the significant benefits of the scheme would \u201coutweigh the harm\u201d.<\/p>\n<p>\u201cThe proposal [would provide] 179 homes, including affordable and family-sized units,\u201d it said.<\/p>\n<p>[There would be] new commercial floorspace [\u2026] with a greater level of employment than at present and enhancements to the public realm including a new public plaza.<\/p>\n<p>\u201cIn addition, and on balance, there would be heritage benefits in restoring and reusing the rear range of the listed No. 3 Gt Hampton St and the Nightingale Works.<\/p>\n<p>\u201cAnd this would be achieved on brownfield sites within a sustainable city centre location.\u201d<\/p>\n<p>\u201cThe harms are acknowledged, particularly those to the amenity of existing residents which are regrettable,\u201d the council officer added.<\/p>\n<p>\u201cHowever, in my view these are outweighed by the benefits of the scheme.\u201d<\/p>\n<p>The plans, which have been recommended for approval, will be considered by the <a href=\"https:\/\/www.birmingham.gov.uk\/\" target=\"_blank\" rel=\"noopener\">city council\u2019s planning<\/a> committee on Thursday, October 23.<\/p>\n","protected":false},"excerpt":{"rendered":"Developers are seeking permission to build 179 new homes across two sites on opposite sides of Great Hampton&hellip;\n","protected":false},"author":2,"featured_media":513602,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[7820],"tags":[855,748,393,4884,8823,379,12,2516,16,15],"class_list":{"0":"post-513601","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-birmingham","8":"tag-birmingham","9":"tag-britain","10":"tag-england","11":"tag-great-britain","12":"tag-ldrs","13":"tag-local-hubs","14":"tag-news","15":"tag-property","16":"tag-uk","17":"tag-united-kingdom"},"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@uk\/115404822624701904","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/513601","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/comments?post=513601"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/513601\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media\/513602"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media?parent=513601"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/categories?post=513601"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/tags?post=513601"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
