We have started to think that we might actually like to own our own small apartment and live there during the winter months and visit at other times. Are there any <\/b><a href=\"https:\/\/www.irishtimes.com\/tags\/tax\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/tax\"><b>tax<\/b><\/a><b> implications we should consider before exploring the option of purchasing a <\/b><a href=\"https:\/\/www.irishtimes.com\/tags\/property-clinic\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/property-clinic\"><b>second home<\/b><\/a><b> in another country?<\/b><\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">If you are buying a <a href=\"https:\/\/www.irishtimes.com\/tags\/property\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/property\/\">property<\/a> abroad, it is important to take legal\/<a href=\"https:\/\/www.irishtimes.com\/tags\/tax\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/tax\/\">tax<\/a> <a href=\"https:\/\/www.irishtimes.com\/tags\/advice\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/advice\/\">advice<\/a> in that country to understand the legal obligations and the tax obligations that may arise on the purchase\/future sale and any ongoing taxes on property held in that country.<\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"http:\/\/irishtimes.com\/property\/residential\/2025\/10\/14\/what-can-we-do-about-noisy-heavy-doors-in-our-apartment-building\/\" rel=\"noreferrer noopener\" target=\"_blank\">What can we do about noisy, heavy doors in our apartment building?Opens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">You will remain Irish tax-resident once you spend 183 days in Ireland each year, or 280 days over two tax years (current and the previous year).<\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">We recommend that you take advice to understand the tax treatment of the property on your death, and how best to deal with the assets through Irish and Spanish wills. Inheritance taxes will need to be considered in Ireland and Spain, and advice should therefore be sought to understand the future impact in both countries and any relief to be claimed.<\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">If you decide to rent out the property, any rental income earned from the property will be taxable in Ireland and we expect in Spain also, with relief provided through the double-taxation agreement between the two countries.
