Not just because of the money \u2013 although that is certainly a pretty big barrier for many \u2013 but also because bagging a home in a high-demand area can be very stressful. It\u2019s not for the faint of heart.<\/p>\n<p>In London, proximity to a tube or train stop is one of the most sought after qualities a property can have: research from Nationwide Building Society found that homes within 500m of a station \u2013 any station \u2013 cost an average of \u00a342,700 more. But did you know that\u00a0the exact amount changes depending on\u00a0which lines serve that station?<\/p>\n<p>Nationwide took a look at house prices across London, and then mapped them based on which tube or train line they were closest to in order to discover which commuters are paying the highest transport-related premium on their properties. In the end,\u00a0the report discovered that houses on the <strong>Circle line<\/strong> were more expensive than any other.<\/p>\n<p>Houses whose nearest station is on the yellow line cost an average of \u00a3729,000. That high number is likely because\u00a0the Circle runs through some of the most exclusive areas in the city, like Kensington, Westminster, and the City.<\/p>\n<p><img decoding=\"async\" id=\"f213e507-9352-3020-7ca7-1d5004f4ad0e\" class=\"photo lazy inline\" loading=\"lazy\" data-component=\"lazy-embed\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/10\/1761389244_762_image.webp.webp\" alt=\"Signs for the Circle line and District line, London\" data-caption=\"\" data-credit=\"Photograph: chrisdorney \/ Shutterstock.com\" data-width-class=\"\" data-image-id=\"106334158\"\/>&#13;<br \/>\nPhotograph: chrisdorney \/ Shutterstock.com&#13;<\/p>\n<p>The second most expensive line to live near was the <strong>Bakerloo<\/strong>, where homes cost an average of \u00a3617,000. Once again, stations like Marylebone, Regent\u2019s Park, and Baker Street are likely bringing that average number up, and being a shorter line there just aren\u2019t enough cheaper stops to even it out.<\/p>\n<p>The <strong>Victoria line<\/strong>, which runs straight through central London, was third. On the light blue line, a house will set you back, on average, \u00a3587,000.<\/p>\n<p>On the other end of the scale, it was an Overground line \u2013 the <strong>Liberty<\/strong> \u2013 which was the most affordable TfL service to live near, with the <strong>Elizabeth line<\/strong>\u00a0coming in close second. As a spokesperson for Nationwide explained, this is primarily because \u2018most of the stations are in more suburban areas, where prices tend to be lower\u2019. For similar reasons, the <strong>Metropolitan<\/strong> was the cheapest tube line to be on, with an average house price of \u00a3463,000.<\/p>\n<p>The six Overground lines are a mixed bag.
