{"id":553570,"date":"2025-11-06T19:55:25","date_gmt":"2025-11-06T19:55:25","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/553570\/"},"modified":"2025-11-06T19:55:25","modified_gmt":"2025-11-06T19:55:25","slug":"house-prices-in-edinburgh-up-but-remain-in-line-with-inflation","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/553570\/","title":{"rendered":"House prices in Edinburgh up but remain in line with inflation"},"content":{"rendered":"<p>HOUSE prices in Edinburgh, the Lothians, Fife, and the Borders have\u00a0remained\u00a0steady, with average house prices up by 3.7%,\u00a0remaining\u00a0in line with <a href=\"https:\/\/en.wikipedia.org\/wiki\/Inflation\" target=\"_blank\" rel=\"noopener\">inflation<\/a> rates of <a href=\"https:\/\/www.ons.gov.uk\/economy\/inflationandpriceindices\" target=\"_blank\" rel=\"noopener\">3.8%<\/a>.\u00a0<\/p>\n<p>The average selling price of a\u00a0property\u00a0in those regions was \u00a3298,181 from August to October 2025, while new property listings decreased by 6.6% and sales volume decreased by 0.3%.\u00a0<\/p>\n<p>This is according to statistics released by <a href=\"https:\/\/espc.com\/\" target=\"_blank\" rel=\"noopener\">ESPC<\/a> \u2013 one of the leading property websites in Scotland \u2013 in\u00a0its\u00a0quarterly review of the housing market in Scotland.\u00a0<\/p>\n<p>ESPC publishes\u00a0data on selling times, sales volume, property prices, and the number of properties coming onto the market.\u00a0<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/www.deadlinenews.co.uk\/wp-content\/uploads\/2025\/11\/EDINBURGH_PROPERTY_PRICES_DN01.jpg?ssl=1\" target=\"_blank\" rel=\"noopener\"><img data-recalc-dims=\"1\" data-dominant-color=\"352b30\" data-has-transparency=\"false\" style=\"--dominant-color: #352b30;\" fetchpriority=\"high\" decoding=\"async\" width=\"696\" height=\"696\" src=\"data:image\/svg+xml,%3Csvg%20xmlns=\" http:=\"\" alt=\"A highly sought-after Georgian townhouse in New Town, Edinburgh (C) @Edinburgh \/ X\" class=\"wp-image-1251185 not-transparent\" data-lazy- data-lazy- data-lazy-src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/11\/EDINBURGH_PROPERTY_PRICES_DN01.jpg\"\/><\/a>A highly sought-after Georgian townhouse in New Town, Edinburgh (C) @Edinburgh \/ X<\/p>\n<p>There were a few other indicators for a steady, maturing\u00a0market in ESPC\u2019s report.\u00a0<\/p>\n<p>The median property selling time was 22 days, a day slower than the same period last year.\u00a0<\/p>\n<p>22.2% of homes struggled to find a buyer and went to a closing date, an increase from the 21.8% from last year.\u00a0<\/p>\n<p>Midlothian saw the greatest rise in property sale prices, with properties selling for 102.1% \u2013 up by 1% from the previous year \u2013 while West Lothian, and East Lothian both also saw growth.\u00a0<\/p>\n<p>In Edinburgh, demand for housing remained high, but this was particularly pronounced in Broughton, Bonnington, and Blackhall, where sale prices spiked year-on-year.\u00a0<\/p>\n<p>In the\u00a0city of Edinburgh itself, the average selling price of properties rose to \u00a3314,321 \u2013 an increase of just 1.6%, while prices in West Lothian skyrocketed to \u00a3327,682 \u2013 an increase of 16.3% year-on-year.\u00a0<\/p>\n<p>The Grange\u00a0remains\u00a0Edinburgh\u2019s most expensive neighbourhood, with house prices sitting at an eyewatering average of \u00a3594,000.\u00a0<\/p>\n<p>There was an overall drop by 6.6% in properties coming to market, but with just 0.3% less sales than last year.\u00a0<\/p>\n<p>Corstorphine and Leith in Edinburgh remained incredibly popular for property buyers.\u00a0<\/p>\n<p>On what these statistics mean for the property market in Edinburgh, the Lothians, Fife, and The Borders, ESPC CEO Paul Hilton said:\u00a0\u201cThe late summer and early autumn months have shown encouraging signs of steady growth and resilience across Edinburgh, the Lothians,\u00a0Fife\u00a0and the Borders.\u00a0<\/p>\n<p>\u201cOur latest report also highlights a market that is maturing, with buyers making more measured decisions and sellers\u00a0maintaining\u00a0confidence.\u00a0<\/p>\n<p>\u201cProperties continue to sell close to Home Report valuation \u2013 averaging 102.1% \u2013 identical to last year.
