{"id":581454,"date":"2025-11-20T00:32:16","date_gmt":"2025-11-20T00:32:16","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/581454\/"},"modified":"2025-11-20T00:32:16","modified_gmt":"2025-11-20T00:32:16","slug":"threat-of-mansion-tax-would-hit-london-property-investors-most","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/581454\/","title":{"rendered":"Threat of mansion tax would hit London property investors most\u00a0"},"content":{"rendered":"<p>Mansion tax would hit investors in London hardest, as capital accounts for 66% of all homes sold above \u00a32m so far this year.<\/p>\n<p>The latest data insight from Enness Global has revealed that \u2013 should the Chancellor at next week\u2019s Budget introduce a 1% annual mansion tax on properties valued over \u00a32m \u2013 the measure would overwhelmingly target London homeowners, with two-thirds of qualifying transactions this year occurring in the capital alone.<\/p>\n<p>Enness analysed Land Registry sold price records, looking at transactions to have completed so far this year, revealing what proportion of homebuyers could be hit by the introduction of a mansion tax.<\/p>\n<p>The research shows that across England and Wales, 1,434 homes have sold for more than \u00a32m so far this year. While this accounts for just 0.4% of all homes sold, Enness estimates that the annual tax owed on these sales alone would total over \u00a320m, based on the value portion above \u00a32 million and a rumoured\u00a0 1% levy.<\/p>\n<p>Of the 1,434 homes sold over \u00a32m across England and Wales this year, 66% (940 transactions) were in London. The 940 Londonhomes sold above the \u00a32m threshold also equates to 2.3% of all homes sold in the capital so far this year, compared with just 0.4% nationally.<\/p>\n<p>This means London\u2019s owners would shoulder the vast majority of any mansion tax revenue, with the estimated total annual charge on just those homes sold over \u00a32m so far this year totalling \u00a315.8m.<\/p>\n<p>London\u2019s prime neighbourhoods that would be hardest hit. Further analysis found that across London as a whole, 8% of homes currently listed for sale boast an asking price above \u00a32m. However, across the prime London market, this proportion climbs to 35%.<\/p>\n<p>Homebuyers and sellers in Mayfair would be most exposed, with 78% of all available homes currently listed above \u00a32 million. Knightsbridge follows closely at 61%, ahead of Belgravia (58%), Chelsea (40%), Fitzrovia (39%), and Marylebone and Kensington (38%).<\/p>\n<p>The introduction of an annual mansion tax could prompt notable behavioural changes in these markets. Sellers may seek to adjust asking prices below the \u00a32m threshold to attract demand, while buyers could become more hesitant in segments of the market exposed to such a recurring annual cost.<\/p>\n<p>A spokesperson for Enness Global comments:\u00a0<strong>\u201c<\/strong>Any proposal for an annual mansion tax risks unfairly targeting London homeowners and undermining one of the capital\u2019s most important markets.<\/p>\n<p>\u201cBeyond fairness, there\u2019s also the question of market function.
