{"id":607002,"date":"2025-12-02T08:21:29","date_gmt":"2025-12-02T08:21:29","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/607002\/"},"modified":"2025-12-02T08:21:29","modified_gmt":"2025-12-02T08:21:29","slug":"uk-house-prices-rise-despite-budget-tax-fears-says-nationwide-house-prices","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/607002\/","title":{"rendered":"UK house prices rise despite budget tax fears, says Nationwide | House prices"},"content":{"rendered":"<p class=\"dcr-130mj7b\">UK house prices rose last month despite uncertainty before the budget, according to Nationwide, which predicted that the newly announced <a href=\"https:\/\/www.theguardian.com\/uk-news\/2025\/nov\/29\/rachel-reeves-mansion-tax-wealth\" data-link-name=\"in body link\" target=\"_blank\" rel=\"noopener\">\u201cmansion tax\u201d<\/a> would have a limited impact on the housing market.<\/p>\n<p class=\"dcr-130mj7b\">The UK\u2019s biggest building society said the average house price rose 0.3% month on month in November, higher than a 0.1% increase predicted by economists polled by Reuters. The average price of a home was \u00a3272,998, up from \u00a3272,226 in October.<\/p>\n<p class=\"dcr-130mj7b\">Last week, the chancellor, Rachel Reeves, announced a new high-value council tax surcharge in England on homes worth \u00a32m or more from April 2028.<\/p>\n<p class=\"dcr-130mj7b\">There will be four price bands, with the surcharge starting at \u00a32,500 a year for properties valued at more than \u00a32m and rising to \u00a37,500 for properties worth more than \u00a35m.<\/p>\n<p class=\"dcr-130mj7b\">\u201cThe changes to property taxes announced in the budget are unlikely to have a significant impact on the housing market,\u201d said Robert Gardner, the chief economist at Nationwide. \u201cThe high value council tax surcharge \u2026 will apply to less than 1% of properties in England and around 3% in London.\u201d<\/p>\n<p class=\"dcr-130mj7b\">While the rate of annual house price growth slowed significantly to 1.8%, the slowest rate since last June, economists had expected a 1.4% rise. In October, the annual rate of growth was 2.4%.<\/p>\n<p class=\"dcr-130mj7b\">\u201cAgainst a backdrop of subdued consumer confidence and signs of weakening in the labour market, this performance indicates resilience,\u201d Gardner said. \u201cThe housing market has remained fairly stable in recent months with house prices rising at a modest pace.\u201d<\/p>\n<p class=\"dcr-130mj7b\">Lower interest rates have helped to support activity. We often see a boost in January, and despite challenges, there are a few things working in the market\u2019s favour.
