{"id":619452,"date":"2025-12-08T06:01:13","date_gmt":"2025-12-08T06:01:13","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/619452\/"},"modified":"2025-12-08T06:01:13","modified_gmt":"2025-12-08T06:01:13","slug":"rare-plans-could-see-hmo-turned-back-into-family-home","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/619452\/","title":{"rendered":"Rare plans could see HMO turned back into family home"},"content":{"rendered":"<p>\n  The three-storey, detached Victorian <a href=\"http:\/\/www.burytimes.co.uk\/homes?ref=au\" target=\"_blank\" rel=\"noopener\">house<\/a> on Glebelands Road was turned into a 10-bed HMO after plans were approved in 2018.\n<\/p>\n<p>\n  However, new plans are asking the authority to reverse the conversion and bring the home back into use for families.\n<\/p>\n<p>\n  Planning papers say the application would turn bedrooms back into family rooms, including living areas, by removing partition walls.\n<\/p>\n<p>\n  The applicants say en-suite bedrooms installed across the house would also be removed as they look to return the <a href=\"http:\/\/www.burytimes.co.uk\/homes?ref=au\" target=\"_blank\" rel=\"noopener\">property<\/a> to its &#8220;primary function&#8221;.\n<\/p>\n<p>\n  The application said: &#8220;The property is well suited to the proposed new use as a house in terms of both scale and building layout &#8211; it was originally designed as a large family house.\n<\/p>\n<p>\n  &#8220;It seems appropriate to return it to its primary function. All that&#8217;s required is the removal of some internal non-structural partitions in order to make some rooms larger.\n<\/p>\n<p>\n  &#8220;Mainly the removal of en-suites that were added to the HMO rooms.\n<\/p>\n<p>\n  &#8220;The proposal is to return to the historic Victorian large detached family house with six bedrooms and five bathrooms, a large family kitchen-dining area and utility room, and two living rooms,\n<\/p>\n<p>\n  &#8220;The three bedrooms on the first floor will all have their own en-suites, the three smaller rooms on the second floor will have a shared bathroom on the same level.\n<\/p>\n<p>\n  &#8220;There are various storage rooms positioned around the house and a basement that will be also be used for storage.\n<\/p>\n<p>\n  &#8220;At present, there is a car park at the rear that is accessed from a side road fed from Glebelands Road.\n<\/p>\n<p>\n  &#8220;Our proposal is to maintain this arrangement as existing &#8211; access to the car park for the apartments on the corner will be maintained unchanged.&#8221;\n<\/p>\n<p>\n  It comes as the <a href=\"https:\/\/www.burytimes.co.uk\/news\/25673290.bury-council-consult-pressing-need-hmo-crackdown\/?ref=ed_direct\" target=\"_blank\" rel=\"noopener\">council looks to bring in stricter restrictions on applications for new HMO shared housing applications.<\/a>\n<\/p>\n<p>\n  A consultation will be launched this month on restrictions limiting the amount of HMOs within a 100-metre radius, and banning HMOs either sandwiching family <a href=\"http:\/\/www.burytimes.co.uk\/homes?ref=au\" target=\"_blank\" rel=\"noopener\">homes<\/a> or existing as a row of three on the same street.\n<\/p>\n<p>\n  The authority may also introduce an Article 4 directive, which would remove permitted development rights and mean even small HMO applications would require full planning permission to be converted.\n<\/p>\n<p>\n  The council said this week these are &#8220;necessary measures&#8221; amid growing concerns about the number of new HMO plans.\n<\/p>\n<p>\n  However, the reversal of the HMO conversion marks the first time in several months that the authority will debate plans to turn a shared housing property back into family housing.\n<\/p>\n<p>\n  The application will be reviewed at a later date.<\/p>\n","protected":false},"excerpt":{"rendered":"The three-storey, detached Victorian house on Glebelands Road was turned into a 10-bed HMO after plans were approved&hellip;\n","protected":false},"author":2,"featured_media":619453,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[8813],"tags":[748,393,4884,2465,16,15],"class_list":{"0":"post-619452","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-manchester","8":"tag-britain","9":"tag-england","10":"tag-great-britain","11":"tag-manchester","12":"tag-uk","13":"tag-united-kingdom"},"share_on_mastodon":{"url":"https:\/\/pubeurope.com\/@uk\/115682429346743972","error":""},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/619452","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/comments?post=619452"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/posts\/619452\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media\/619453"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/media?parent=619452"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/categories?post=619452"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/uk\/wp-json\/wp\/v2\/tags?post=619452"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
