replace offices with short term serviced accommodation"},"content":{"rendered":"<p>PLANS have been\u00a0submitted\u00a0to convert a former office block into short\u00a0term serviced accommodation near London Road.\u00a0<\/p>\n<p>It is thought that the block would serve tourists and be more of an \u201cAirbnb\u00a0style accommodation\u201d,\u00a0according to\u00a0neighbours\u00a0familiar with the plans.\u00a0<\/p>\n<p>The developers behind the proposal, Hobbs Planning, declined to comment on the proposal but confirmed that the development would not be for student lets.\u00a0<\/p>\n<p>The Royal National Institute of Blind People (RNIB) occupies part of the building, but\u00a0reportedly sold\u00a0the top three floors to the applicant,\u00a0Oilmews\u00a0Ltd.\u00a0<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/www.deadlinenews.co.uk\/wp-content\/uploads\/2025\/12\/PLANS_SUBMITTED_TO_REPLACE_OFFICE_BLOCK_WITH_SHORT_TERM_SERVICED_ACCOMODATION_DN01-e1765988393790.jpg?ssl=1\" applications have surged in the last few years.<\/p>\n<p>The applicant was unable to be reached\u00a0for comment.\u00a0<\/p>\n<p>The application\u00a0submitted\u00a0on\u00a0the <a href=\"https:\/\/www.deadlinenews.co.uk\/2025\/12\/10\/edinburgh-council-pushes-forward-with-portobello-parking-controls\/\" target=\"_blank\" rel=\"noopener\">City of Edinburgh Counci<\/a>l website\u00a0states\u00a0the plans as a \u201cchange of use from\u00a0class\u00a0four\u00a0(office) to aparthotel (sui generis), and external changes and erection of plant equipment\u201d.\u00a0<\/p>\n<p>Out of two comments on the council\u2019s <a href=\"https:\/\/www.deadlinenews.co.uk\/2025\/12\/09\/plans-submitted-to-refurbish-granton-lighthouse\/\" target=\"_blank\" rel=\"noopener\">planning <\/a>portal, the application received two objections.\u00a0\u00a0<\/p>\n<p>The council has seen a\u00a0significant number\u00a0of proposals surrounding short\u00a0term\u00a0lets, <a href=\"https:\/\/www.edinburghminute.com\/the-edinburgh-minute-monday-15-december-2025\/\" target=\"_blank\" rel=\"noopener\">including a total of\u00a012\u00a0being decided on<\/a> by the licensing sub-committee on Tuesday.\u00a0<\/p>\n<p>Deadline News has yet to verify the outcome of the applications, as they have been given restricted status.\u00a0\u00a0<\/p>\n<p>The rise in short term lets comes as the tourist levy is set to come into force in the summer of
