Property\" width=\"158px\" height=\"158px\" class=\"sc-gytJtb kpUGLA\"\/><\/p>\n<p>A property on Grosvenor Place, which is officially the capital\u2019s most expensive street this year, costs 53 times more the average London home (\u00a3540,000) \u2013 and over 100 times more than the typical UK property (\u00a3270,000).<\/p>\n<p>As in previous years, <a href=\"https:\/\/www.homesandproperty.co.uk\/topic\/chelsea\" target=\"_blank\" rel=\"noopener\">Chelsea<\/a>, <a href=\"https:\/\/www.homesandproperty.co.uk\/topic\/kensington\" target=\"_blank\" rel=\"noopener\">Kensington<\/a>, <a href=\"https:\/\/www.homesandproperty.co.uk\/topic\/mayfair\" target=\"_blank\" rel=\"noopener\">Mayfair<\/a> and Holland Park continue to dominate the list, with ultra-luxurious, ultra-expensive new developments dragging new streets, like Grosvenor Place, into the top 10.<\/p>\n<p>\u201cAt the very top of London\u2019s market, these streets show how the mix of location, history and <a href=\"https:\/\/www.homesandproperty.co.uk\/topic\/luxury\" target=\"_blank\" rel=\"noopener\">luxury<\/a> amenities drives value. <\/p>\n<p>\u201cFrom Knightsbridge with its proximity to Hyde Park and Harrods, to Grosvenor Square in Mayfair, these addresses are steeped in elegance and architectural splendour,\u201d says Amanda Bryden, head of mortgages at Lloyds, which provided the research.<\/p>\n<p>\u201cIt\u2019s important to remember properties for sale in these sought-after locations are few and far between, highlighting the exceptional cost of individual properties, rather than lots of homes changing hands \u2013 the blend of parks and garden squares, and owning a home in a historic address, are all ingredients that keep demand strong.\u201d<\/p>\n<p>Due to the low number of sales on each street, Lloyds used Land Registry data from the past five years, up to September 2025, to calculate the most expensive.<\/p>\n<p><strong>Average price: \u00a328,553,596<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/SEI179024719.jpg\" width=\"2000\" height=\"1500\" loading=\"lazy\" class=\"sc-eqUAAy kgsspP\"\/><\/p>\n<p>Prices at The Peninsula Residences start at \u00a314.95 million<\/p>\n<p>Peninsula <\/p>\n<p>Running from Hyde Park Corner down past Buckingham Palace Gardens, Belgravia\u2019s Grosvenor Place claims this year\u2019s top spot. <\/p>\n<p>With an average price of \u00a328,553,596, a home on this street costs 106 times more than the <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.ons.gov.uk\/economy\/inflationandpriceindices\/bulletins\/privaterentandhousepricesuk\/december2025\">typical UK property<\/a>.<\/p>\n<p>Much of the street is commercial, home to <a href=\"https:\/\/www.standard.co.uk\/business\/us-healthcare-chain-unveils-uk-plan-for-private-hospital-overlooking-buckingham-palace-a3344591.html\" target=\"_blank\" rel=\"noopener\">Cleveland Clinic<\/a>, a private hospital run by the American healthcare group, and <a href=\"https:\/\/www.standard.co.uk\/lifestyle\/travel\/peninsula-london-hotel-review-b1118502.html\" target=\"_blank\" rel=\"noopener\">Peninsula London<\/a>, the capital\u2019s first billion-pound hotel. <\/p>\n<p>But boosting Grosvenor Place\u2019s residential offering \u2014and catapulting it to the top of this list\u2014 are The Peninsula Residences: a development of 25 ultra-luxurious homes atop the five-star hotel, which launched in 2023.<\/p>\n<p>Prices for the residences start at \u00a314.95 million for a two-bedroom, 2,174-square-foot apartment, while another three-bedroom property is listed on the open market for \u00a327.95 million. <\/p>\n<p>Residents have access to the hotel\u2019s full services, including 24-hour concierge, private dining, a 25-metre swimming pool, valet parking, a gym and treatment rooms.<\/p>\n<p>Buyers in the development include US billionaires like WhatsApp founder Jan Koum, Blackstone founder Stephen Schwarzman and Kenneth Griffin, CEO of the hedge fund Citadel, according to reports in the <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.ft.com\/content\/724c6b35-ab82-4f6c-b6cd-4b152383c2ac\">Financial Times<\/a>.<\/p>\n<p><strong>Average price: \u00a323,013,581<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/ftr-One20Hyde20Park.jpg\" width=\"1600\" height=\"1059\" alt=\"ftr-One Hyde Park.jpg\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>One Hyde Park, where Nick Candy\u2019s \u00a3175 million duplex penthouse has been on the market for four years<\/p>\n<p>ESTATE AGENTS<\/p>\n<p>Knightsbridge, which meets Grosvenor Place at Hyde Park Corner, has long been one of the country\u2019s most expensive streets. This, in part, is due to the Candy brothers\u2019 \u00a31.2 billion One Hyde Park, a collection of 86 eye-wateringly expensive properties which launched in 2009.<\/p>\n<p>As well as sheiks, oligarchs and billionaires, owners of the ultra-luxurious apartments have included Kylie Minogue and the Candy brothers themselves. <\/p>\n<p><a href=\"https:\/\/www.standard.co.uk\/homesandproperty\/luxury\/nick-candy-property-chelsea-house-knightsbridge-one-hyde-park-penthouse-b1199495.html\" target=\"_blank\" rel=\"noopener\">Nick Candy\u2019s duplex penthouse<\/a>, which features a Japanese-themed kitchen, wraparound terrace and cocktail bar, has been on the market for \u00a3175 million for the last four years.<\/p>\n<p>Last year, an apartment at One Hyde Park was rented for a staggering \u00a325,000 per week (\u00a31.3 million a year), according to Beauchamp Estates, making it one of the biggest letting deals of 2024.<\/p>\n<p>Opposite is <a href=\"https:\/\/www.standard.co.uk\/homesandproperty\/luxury\/london-super-prime-rental-9000-a-week-knightsbridge-b1090550.html\" target=\"_blank\" rel=\"noopener\">Knightsbridge Gardens<\/a>, London\u2019s first \u201csuper-prime residences to rent\u201d scheme which opened in 2023. The 33 apartments were initially advertised for up to \u00a39,000-a-week \u2013 17 times more than the average London rental.<\/p>\n<p>Earlier this year, a 9,400-square-foot penthouse at The Knightsbridge Apartments was<a href=\"https:\/\/www.standard.co.uk\/homesandproperty\/luxury\/billionaires-paradise-penthouse-knightsbridge-most-expensive-houses-b1227479.html\" target=\"_blank\" rel=\"noopener\"> listed with Park Lord for \u00a380 million<\/a>, making it the most expensive property in the country to be publicly marketed on mainstream portals. It received a <a href=\"https:\/\/www.standard.co.uk\/homesandproperty\/property-news\/most-expensive-london-home-reduced-10-million-b1247870.html\" target=\"_blank\" rel=\"noopener\">\u00a310 million price cut<\/a> in September, and remains on the market. <\/p>\n<p><strong>Average price: \u00a321,320,625<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/GlebeVilla_415.jpg\" width=\"415\" height=\"274\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Plans for the penthouse at the top of The Glebe <\/p>\n<p>One of Chelsea\u2019s most desirable addresses, Glebe Place is a pretty residential street which joins King\u2019s Road. <\/p>\n<p>It is home to a collection of grand Victorian and Edwardian terraces, as well as historic artist studios, including Turner Studios, where the Romantic artist Joseph Turner is said to have worked.<\/p>\n<p>There have been some huge sales in recent years at <a href=\"https:\/\/www.standard.co.uk\/homesandproperty\/luxury\/luxury-new-homes-across-london-b1024167.html\" target=\"_blank\" rel=\"noopener\">The Glebe<\/a>, a discreet, super-prime development of seven apartments and two new-build villas, each with their own private spas, gyms and swimming pools.<\/p>\n<p>The penthouse sold for \u00a368.25 million in 2023, according to Land Registry records, while the most recent sale, last year, was a \u00a322.1 million apartment. <\/p>\n<p><strong>Average price: \u00a318,389,036<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/London-UK-December-04-2021-Grosvenor-Square-a-large-garden-square-in-the-Mayfair-district-of-London..jpeg\" width=\"4843\" height=\"3229\" alt=\"London, UK - December 04, 2021 - Grosvenor Square, a large garden square in the Mayfair district of London\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Grosvenor Square is consistently one of the capital\u2019s most expensive addresses<\/p>\n<p>Alamy Stock Photo<\/p>\n<p>Grosvenor Square is consistently ranked one of the capital\u2019s most expensive streets, thanks to its collection of lavish branded residents and apartment buildings. <\/p>\n<p>1 Grosvenor Square, for example, has \u201cembassy-level\u201d security and apartments retailing at up to \u00a326.5 million, while the Four Seasons private residences at 20 Grosvenor Square cost up to \u00a339.5 million, featuring a spa treatment suite, cinema, wine room, creche and 25-metre pool.<\/p>\n<p>Last year, the Grade II* listed Georgian townhouse at number 38 sold for \u00a342 million, while a fifth-floor apartment at 47 Grosvenor Square which used to belong to Countess Raine Spencer, stepmother to Princess Diana, <a href=\"https:\/\/www.standard.co.uk\/homesandproperty\/luxury\/indian-tycoon-buys-grosvenor-home-of-princess-dianas-stepmother-b1187725.html\" target=\"_blank\" rel=\"noopener\">sold for \u00a310 million<\/a> to an Indian business tycoon. <\/p>\n<p>The square itself, though, is <a href=\"https:\/\/www.standard.co.uk\/business\/mayfair-grosvenor-square-makeover-lawns-embassy-b1230771.html\" target=\"_blank\" rel=\"noopener\">currently closed for a year<\/a> for a comprehensive overhaul, which will see the introduction of 70,000 new plants, 44 new trees, a kiosk serving refreshments, new public toilets, 300 additional places to sit and improved lighting and CCTV.<\/p>\n<p><strong>Average price: \u00a318,384,200<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/ilchesterplace-creditjennygoodall.jpg\" width=\"2500\" height=\"1667\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Houses on Ilchester Place<\/p>\n<p>Jenny Goodall<\/p>\n<p>The expansive, neo-Georgian houses on Holland Park\u2019s Ilchester Place are popular with London\u2019s rich and famous for good reason. Its penthouse apartment is currently for sale for \u00a344 million.<\/p>\n<p>Sales at the development, <a href=\"https:\/\/www.standard.co.uk\/business\/apartments-town-houses-chelsea-barracks-development-mod-b1251448.html\" target=\"_blank\" rel=\"noopener\">it was reported in October<\/a>, have now passed the \u00a31.5 billion mark, with 70 per cent of the properties at 9 Mulberry Square now sold.<\/p>\n<p><strong>Average price:<\/strong> <strong>\u00a313,357,214<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/1766585625_699_newFile-10.jpg\" width=\"995\" height=\"664\" alt=\"The Little Boltons street\" loading=\"lazy\" class=\"sc-eqUAAy kRUyJB\"\/><\/p>\n<p>Houses on the Little Boltons<\/p>\n<p>Google Maps<\/p>\n<p>In South Kensington, this exclusive street runs parallel to its grander sibling, The Boltons. Both are part of the Boltons Conservation Area, built by the Gunter family between 1850 and 1870.<\/p>\n<p>Both are prestigious addresses where properties change hands infrequently, but the slightly smaller Victorian villas and stucco-fronted townhouses of The Little Boltons come on the market more often. <\/p>\n<p>That\u2019s not to say they\u2019re small, though.
