{"id":658337,"date":"2025-12-27T19:17:17","date_gmt":"2025-12-27T19:17:17","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/658337\/"},"modified":"2025-12-27T19:17:17","modified_gmt":"2025-12-27T19:17:17","slug":"how-much-renting-has-gone-up-across-greater-manchester-in-2025","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/658337\/","title":{"rendered":"How much renting has gone up across Greater Manchester in 2025"},"content":{"rendered":"<p>This is how much renters are now paying compared to the start of the year<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/0_GettyImages-2216739485.jpg\" loading=\"eager\"  \/>Renting has gone up across the region this year(Image: Getty Images)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">UK rents have risen by 2.2 per cent over the last 12 months, which is the slowest rate of rent growth in four years, according to <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/zoopla\" target=\"_blank\" aria-label=\"Zoopla.Link opens in a new tab.\" rel=\"follow noopener\" tabindex=\"0\">Zoopla.<\/a> This is down to a narrowing demand and supply gap, with demand falling by a fifth in the last year and the supply of available rental homes rising by 15 per cent.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Rents usually rise in line with earnings, however 2022 to 2023 saw a rapid rise in rents which outstripped the growth in average earnings. This stretched rental affordability to its limits. Rents are now rising more slowly than earnings growth, which Zoopla expects to run into 2026 and help &#8216;repair affordability for renters&#8217; across the UK.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Despite the slower pace of growth across the UK as a whole, rent prices have risen faster in more affordable parts of the country. Across Greater Manchester, some boroughs have seen rent costs rise by as much as 10 per cent over the last year, with renters now paying an extra \u00a380 a month.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2025\/12\/0_GettyImages-1749017773-2.jpg\" loading=\"lazy\"  \/>The UK has seen its slowest rate of rent growth in four years(Image: Getty Images)How much renting has gone up in every Greater Manchester borough<\/p>\n<ul class=\"UnorderedList_unordered-list__gzblI\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"unordered-list\">\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Bolton: <\/strong>Bolton has seen the biggest change to rent prices over the last year. The average cost to rent per month in January was \u00a3786, which has now gone up to \u00a3866 &#8211; a rise of 10.2 per cent and an extra \u00a380 a month.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Bury: <\/strong>Renters in Bury can now expect to pay around \u00a358 more for their rent each month after rents have risen by 6.4 per cent. The average rental price in the borough is now \u00a3961 a month compared to \u00a3903 in January.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Manchester: <\/strong>Manchester has seen one of the lowest rent increases across the region this year. The average monthly rent in January was \u00a31,302, which has now gone up to \u00a31,330, having risen by 2.2 per cent.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Oldham: <\/strong>Rent costs in Oldham have increased by 5.8 per cent this year. Tenants are now paying \u00a3855 a month on average compared to \u00a3808 in January, which is an additional \u00a347 per month.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Rochdale: <\/strong>Rochdale has also seen rent prices rise this year. The average monthly rent cost in January was \u00a3745, which has now climbed to \u00a3795 &#8211; a rise of 6.7 per cent.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Salford: <\/strong>Rent prices in Salford have also increased, having risen by 4.9 per cent since January. Renters can now expect to pay \u00a31,151 per month to rent a home in the borough, compared to \u00a31,097 at the start of the year.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Stockport: <\/strong>Stockport has seen renting increase by 3.9 per cent over the last year. The average rent price in January was \u00a31,034 per month, which has now gone up to \u00a31,074 &#8211; an extra \u00a340 per month.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Tameside: <\/strong>Rent prices in Tameside have risen by 7.6 per cent since January, when the average rent price was \u00a3837 a month. This has now gone up by an extra \u00a364 per month with the average monthly rent cost now \u00a3901.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Trafford: <\/strong>Rents have risen in Trafford by 2.3 per cent over the last year. The average cost to rent a home is now \u00a31,340 compared to \u00a31,310 in January.<\/li>\n<li class=\"sc-700e1ff3-0 VljCu\"><strong class=\"Strong_strong__e2x35\">Wigan: <\/strong>Renters in Wigan are now paying an extra \u00a338 a month since the start of the year.
