{"id":669832,"date":"2026-01-02T21:57:17","date_gmt":"2026-01-02T21:57:17","guid":{"rendered":"https:\/\/www.europesays.com\/uk\/669832\/"},"modified":"2026-01-02T21:57:17","modified_gmt":"2026-01-02T21:57:17","slug":"whalley-range-and-firswood-declared-greater-manchesters-property-hotspot-of-2025","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/uk\/669832\/","title":{"rendered":"Whalley Range and Firswood declared Greater Manchester&#8217;s &#8216;property hotspot&#8217; of 2025"},"content":{"rendered":"<p>House prices in the city centre are also down by 20 per cent<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/01\/0_VC_MEN_310716_Tram_Stops002JPG.jpg\" loading=\"eager\"  \/>(Image: Manchester Evening News)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Firswood and Whalley Range saw the third biggest jump in house prices in the country in 2025, according to new figures.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Average house prices in the M16 postcode, which covers much of <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/whalley-range\" target=\"\" aria-label=\"\" rel=\"follow noopener\" tabindex=\"0\">Whalley Range<\/a>, Firswood and Old <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/trafford\" target=\"\" aria-label=\"\" rel=\"follow noopener\" tabindex=\"0\">Trafford<\/a>, shot up by over \u00a361,000 last year, with the typical home in the postcode area selling for over \u00a3333,000 in 2025.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">That figure represents a 23% increase on the average price in 2024, and is the third highest year-on-year increase of any postcode area in the country.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Firswood neighbours <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/chorlton\" target=\"\" aria-label=\"\" rel=\"follow noopener\" tabindex=\"0\">Chorlton<\/a>, a popular and pricey postcode where prices have increased less sharply &#8211; but are now the most expensive in the borough of Manchester.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/01\/0_Headline.jpg\" loading=\"lazy\"  \/>The Barbakan delicatessen in Chorlton. (Image: ABNM Photography)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The typical home in M21 now costs nearly \u00a3424,000, which may suggest why Firswood is seeing an increase as people spill over into neighbouring areas.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">But after M16, it&#8217;s the OL1 postcode has seen the next largest percentage increases Greater Manchester.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">This postcode, which covers Derker, Higginshaw, parts of the town entre and <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/chadderton\" target=\"\" aria-label=\"\" rel=\"follow noopener\" tabindex=\"0\">Chadderton<\/a> Fold, has seen prices rise by 18% in the last year to an average of \u00a3203,000.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The M6 postcode area, which covers Claremont, Irlams O&#8217; Th&#8217; Height, Charlestown, and Whitlane, saw the third highest increase, with average prices rising by 15%.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/01\/0_Derker-GVs.jpg\" loading=\"lazy\"  \/>Derker, Oldham.(Image: Kenny Brown | Manchester Evening News)<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">M9 is next &#8211; <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/harpurhey\" target=\"\" aria-label=\"\" rel=\"follow noopener\" tabindex=\"0\">Harpurhey<\/a> and <a class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.manchestereveningnews.co.uk\/all-about\/blackley\" target=\"\" aria-label=\"\" rel=\"follow noopener\" tabindex=\"0\">Blackley<\/a> &#8211; with rises of 10%, followed jointly by M35 and M12 at 9% each.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">But these increases don&#8217;t in fact the full picture of housing in Greater Manchester.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh \" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The M1 postcode, covering a portion of the city centre, has in fact seen the largest drops in average house prices.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/uk\/wp-content\/uploads\/2026\/01\/0_UK-Daily-Life-2023.jpg\" loading=\"lazy\"  \/>Manchester city centre in 2023.
