hospital buildings could be converted into holiday flats"},"content":{"rendered":"<p>TOWNHOUSES which used to form part of the Sick Kids Hospital in <a href=\"https:\/\/en.wikipedia.org\/wiki\/Marchmont\" target=\"_blank\" rel=\"noopener\">Marchmont<\/a>, Edinburgh could be converted into serviced <a href=\"https:\/\/www.deadlinenews.co.uk\/tag\/holiday-flats\/\" target=\"_blank\" rel=\"noopener\">holiday flats<\/a> under <a href=\"https:\/\/www.deadlinenews.co.uk\/tag\/planning-application\/\" target=\"_blank\" rel=\"noopener\">new plans<\/a>.\u00a0<\/p>\n<p>Part of a larger redevelopment project for the former <a href=\"https:\/\/en.wikipedia.org\/wiki\/Royal_Hospital_for_Sick_Children,_Edinburgh\" target=\"_blank\" rel=\"noopener\">Royal Hospital for Sick Children (RHSC)<\/a> just south of <a href=\"https:\/\/www.deadlinenews.co.uk\/tag\/the-meadows\/\" target=\"_blank\" rel=\"noopener\">the Meadows<\/a> in Edinburgh, the plans would see disused tenements on the corner of\u00a0Rillbank\u00a0Crescent and\u00a0Rillbank\u00a0Terrace into 46 flats.\u00a0<\/p>\n<p>The townhouses on the edge of the Meadows have lain empty since 2021, when the hospital moved to<a href=\"https:\/\/en.wikipedia.org\/wiki\/Little_France\" target=\"_blank\" rel=\"noopener\"> Little France<\/a>, near the Edinburgh Royal Infirmary.\u00a0<\/p>\n<p>Contemporary features such as kitchenettes and en-suite bathrooms will be installed, while original features such as cornices and large fireplaces will be\u00a0retained\u00a0and incorporated wherever possible.\u00a0<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/www.deadlinenews.co.uk\/wp-content\/uploads\/2026\/01\/RHSC_REDEVELOPMENT_DN01.jpg?ssl=1\" target=\"_blank\" rel=\"noopener\"><img data-recalc-dims=\"1\" were\u00a0reportedly used\u00a0for residential purposes.\u00a0<\/p>\n<p>They had been in use as part of the RHSC for some time before the hospital\u00a0relocated, however.\u00a0<\/p>\n<p>Iceni Projects, which\u00a0submitted\u00a0the plans on behalf of developers\u00a0Rillbank\u00a0Developments, say that conservation will be at the heart of the project, and that \u201cminimal\u201d external alterations will be necessary.\u00a0<\/p>\n<p>In a planning statement, they said: \u201cThere will be no impact upon the appearance, character or setting of any heritage asset \u2013 including the setting of nearby listed buildings.\u00a0<\/p>\n<p>\u201cAlthough the properties themselves are not listed, they make a positive contribution to the conservation area.\u00a0<\/p>\n<p>\u201cThe properties have now been vacant for\u00a0a number of\u00a0years, and the proposed development presents an opportunity for their carefully considered reuse, securing their future via a long-term\u00a0viable\u00a0use.\u00a0<\/p>\n<p>\u201cOverall, the proposal will make a net positive contribution to the character\/appearance of the conservation area \u2013 this represents a significant public benefit.\u201d\u00a0<\/p>\n<p>Previous\u00a0planning applications have been\u00a0submitted\u00a0for the building, but none have yet been seen through to fruition.\u00a0<\/p>\n<p>Many of the buildings of the former RHSC, which surround the townhouses, however, have already been redeveloped into student housing, affordable housing, residential conversion of the main hospital building, and public realm enhancements.\u00a0<\/p>\n<p>Planners now claim that the serviced apartments will reinforce the mixed-use character of the site and the wider area.\u00a0<\/p>\n<p>Fletcher Joseph, an Edinburgh architecture firm, was appointed as the main architects for the project and detailed\u00a0its\u00a0design plans for the project.\u00a0<\/p>\n<p>Its statement read:\u00a0\u201cThe proposal\u00a0comprises\u00a0the change of use of the buildings to serviced apartments (Sui Generis), delivering 46 apartments in total.\u00a0<\/p>\n<p>\u201cThese are supported by a ground floor reception and small resident lounge, alongside a shared co-work and lounge space at second floor level where roof geometry restricts the provision of accommodation.\u00a0<\/p>\n<p>\u201cThe change of use is driven by a robust business case that supports the wider RHSC redevelopment.\u00a0<\/p>\n<p>\u201cServiced apartments\u00a0represent\u00a0a commercially\u00a0viable, quasi-residential use that aligns with the architectural form of the buildings and introduces sustained activity without the intensity associated with hotel uses.\u00a0<\/p>\n<p>\u201cBy attracting longer-stay visitors, the development supports local businesses, caf\u00e9s and services around Marchmont and the Meadows, contributing to day-to-day vitality rather than short-term visitor spikes.\u201d\u00a0<\/p>\n<p><a href=\"https:\/\/i0.wp.com\/www.deadlinenews.co.uk\/wp-content\/uploads\/2026\/01\/RHSC_REDEVELOPMENT_DN02.jpg?ssl=1\" target=\"_blank\" (C) Iceni Projects<\/p>\n<p>A new lift will be introduced into the site at 14\u201318\u00a0Rillbank\u00a0Terrace and 2\u00a0Rillbank\u00a0Crescent to provide enhanced circulation throughout the building.\u00a0<\/p>\n<p>External alterations will be minimal, with traditional materials like natural sandstone and lime mortar used to ensure consistency with the existing fabric of the area.\u00a0<\/p>\n<p>The existing windows, which planners say are beyond repair, will be replaced with new, high-quality timber sash and case windows, while the traditional sandstone cornices will be\u00a0retained.\u00a0<\/p>\n<p>The townhouses are not listed buildings, but they do fall in the Marchmont, Meadows, and Bruntsfield Conservation area and are close by to multiple listed buildings.\u00a0<\/p>\n<p>To promote biodiversity, developers have pledged to install planters, greenery, and birdboxes outside the building.\u00a0<\/p>\n<p>46 flats will be installed across four
