Developments in London don\u2019t seem to be slowing down in 2026. As well as new museums, hotels and music venues<\/a>, the\u00a0city\u00a0is tipped to get a number of spanking fresh neighbourhoods in the future too.\u00a0All four corners of the\u00a0have new homes, town centres and facilities in their future pipelines. For north London, the final plans to complete the Woodberry Down development were approved in 2025.\u00a0<\/p>\n

In September Hackney Council\u00a0gave the green light to the\u00a0final phases of the Woodberry Down regeneration masterplan.\u00a0This has been a long time in the making, as the\u00a0Woodberry Down regeneration officially began 20 years ago. Developers Berkeley\u00a0Homes have now been given the go-ahead to complete the final stages, officially known as phases 5-8.\u00a0<\/p>\n

Berkeley sought permission to build up to\u00a0a 3,083 new homes in the area across the four phases, of which the developer said 43 percent would be affordable. Originally built as a 100 percent social housing estate in 1949, the final stages of the development plan want to see the demolition of 692 social rent units, which will be replaced with\u00a0583 new social units.\u00a0The plans also include\u00a0950 square-metres of space for local community use.\u00a0<\/p>\n

Some concerns about the plans were expressed by the\u00a0Woodberry Down Community Organisation (WDCO), with locals particularly worried about the reduction in social homes, and the potential loss of biodiversity in the area.\u00a0<\/p>\n

Once all the new homes are completed, Hackney Council\u00a0claims\u00a0there will be \u00a312 million contributed to local infrastructure, including roads and drains.<\/p>\n

A Hackney Council spokesperson said: \u2018The Woodberry Down regeneration is building thousands of much needed new homes, including a brand new high quality social rented home for all secure council tenants living on the estate as well as new shared ownership homes.<\/p>\n

\u2018It has also provided new community facilities for everyone in the area, including the biodiversity-boosting Woodberry Wetlands nature reserve, acres of new green space, a new community centre, shops, offices, children\u2019s centre and play facilities at Spring Park.\u2019<\/p>\n
