Some were sent later due to late notification of investigations being completed or reports not matching up with the council\u2019s system.<\/p>\n<p dir=\"ltr\">The council also reported that it completed 94% of remedial works within its targets.<\/p>\n<p dir=\"ltr\">In 2024, <a href=\"https:\/\/www.insidehousing.co.uk\/news\/more-than-2500-severe-hazards-found-during-london-councils-stock-survey-85343\" target=\"_blank\" rel=\"noopener\">a major stock condition survey commissioned<\/a> by Lambeth Council uncovered 2,595 of the most dangerous category one hazards, including damp and mould.<\/p>\n<p dir=\"ltr\">The council was given a C2 rating by the English regulator later that year, with the watchdog stating the council was \u201cmanaging its risks\u201d associated with damp and mould.<\/p>\n<p dir=\"ltr\">In response to the new law, Lambeth established the Awaab\u2019s Law Readiness Group in March last year, across housing, ICT and legal services, and has allocated an additional \u00a3150,000 in staff resources.<\/p>\n<p>Mr Adilypour said the law\u2019s introduction comes as the council was seeing positive improvements in its repairs key performance indicators (KPIs) \u2013 including in the annual tenant satisfaction measure survey.<\/p>\n<p>He added:\u00a0\u201cThis is about turning regulation into real impact. When we get housing right, we get communities right \u2014 and that\u2019s the standard we\u2019re holding ourselves to every day.\u201d<\/p>\n<p dir=\"ltr\">In 2022, <a href=\"https:\/\/www.insidehousing.co.uk\/news\/toddler-died-from-prolonged-exposure-to-mould-in-housing-association-flat-coroner-rules-79111\" target=\"_blank\" rel=\"noopener\">a coroner found that Awaab Ishak died<\/a> from a respiratory condition caused by prolonged exposure to mould in his family\u2019s one-bedroom flat, owned by housing association Rochdale Boroughwide Housing (RBH).<\/p>\n<p dir=\"ltr\">RBH had failed to deal with the mould, and the coroner\u2019s verdict said his tragic death\u00a0should be a \u201cdefining moment\u201d for the housing sector.<\/p>\n<p dir=\"ltr\">The new legislation, introduced as part of the Social Housing (Regulation) Act 2023, aims to prevent such a tragedy from happening again and is being introduced in phases.<\/p>\n<p dir=\"ltr\">In 2026 and 2027, the requirements will be extended to other hazards in the Housing Health and Safety Rating System (HHSRS) which present a \u201csignificant risk\u201d of harm, including excess cold and excess heat, falls, structural collapse and explosions.<\/p>\n<p dir=\"ltr\">Earlier this year Southwark Council, also in south London, said it was\u00a0<a href=\"https:\/\/www.insidehousing.co.uk\/news\/london-council-hit-by-awaabs-law-notification-for-excessive-heat-in-new-build-flat-95350\" target=\"_blank\" rel=\"noopener\">in \u201congoing discussions\u201d with a resident<\/a>\u00a0after she flagged an emergency hazard of excessive heat in her new build flat under Awaab\u2019s Law.<\/p>\n","protected":false},"excerpt":{"rendered":"Against this target, Lambeth sent 85% of summaries within three days.
